Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/17/23: Portable dehumidifier in kitchen read 35. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
8/17/23: Both chargers for vehicles in the garage had power and lights. The smoke detector in the hall leading to the guest bedrooms is chirping. It needs the battery replaced. There was no display on the thermostat and I couldn’t get one to come out. So I carry with me AAA batteries and replaced it. Now I can get a display, but it keeps saying it needs to connect right that it is connecting and I’ve been waiting some time to have it to show a digital display. I can’t wait any longer so I will drive back by in an hour or two after I’m finished for the day.
8/17/23: There was commercial water remediation equipment running in the dining room & living room underneath some new water stains on the ceiling see photos below. The ac air filters are dirty & need to be cleaned/replaced. Portable dehumidifier in kitchen read 35. Checked all damp rid bags. All storm shutters are closed.
8/17/23: Air dryer by fireplace was on. All storm shutters are closed.
8/17/23: Drive by service call to suck out the HVAC condensate evacuation tube.
8/17/23: Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
8/17/23: I didn’t water the plants in the pool area because it rained this morning and is forecasted to rain later today again. The half bath toilet runs continuously so I shut it off at the valve it’s not filling up so I am flushing it with the red bucket from the utility room.
8/17/23: Ran the storm shutters up & down for preventative maintenance. Front door storm shutter key is in the lock. Water was on in 2004.
8/17/23: I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
8/17/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The light in the tiny hall across from the garage entry door is on. I freed up the garbage disposal then sprayed the blades liberally with WD40.
8/17/23: Was unable to enter the residence as there was a sign on the door concerning wet floor tile when I arrived photos below.
8/17/23: Checked the water pan in the ac return vent.
8/17/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, reported previously. There are traps now in front of the armadillo hole, previously reported.
8/17/23: All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/17/23: Ran two cups of water through the fridge door. Drained water from system after water was turned off.
8/17/23: Brought the car key fob back with a new battery installed by batteries plus & started the car. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
8/17/23: Armadillo hole appears to be dormant.
8/17/23: Weeds growing in the cracks of the pavers on the lanai. The water main valve was on upon arrival, off upon departure.
8/17/23: Did not see any water intrusions inside the residence at this time. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving.
8/17/23: The smoke detector in the front bedroom is chirping indicating a low battery.
8/17/23: Additional service call photos.
8/17/23: Renovation progress photos below. The downstairs ac thermostat was not holding set temperature & the air handler was off when i arrived. The digital float switch appears to be tripped as the red light is on & I’m unable to reset it. There is no water in the pan & I tried resetting the breakers but the float switch remained tripped. Will contact the client & advise them of the situation. The downstairs ac air filter has been replaced with a new filter since the last service call but the upstairs custom washable ac air filter is still dirty & needs to be washed/replaced. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation. All storm shutters are closed.
8/17/23: Weeds growing in the cracks of the pavers on the lanai. Some plants on the lanai have died, photos below. The front guest room ceiling has a water spot and paint peeling, photo below.
8/17/23: Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/17/23: Left side sink in master bathroom has no water flow.
