Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/18/23: Put the car keys back inside the storage room & made sure the doors were locked.
8/18/23: Wine chiller in kitchen is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/18/23: I turned the water heater off at the circuit breaker. The water main valve was on upon arrival, and I turned it off upon departure. The valve works very hard, and I was only able to get it closed partially, but it did stop the flow of water, photo below. This valve may become an issue and should probably be Repaired before it breaks. I found the washer valves already in the off position. I turn the humidistat to 55%. I found some dead small ants on the windowsill of the master bedroom, photo below. I’m not sure if this is recent or something that has just been there for a while so we’ll monitor it next service call. I open the dishwasher for ventilation to insure that it’s dry. The alarm pad next to the garage door. Continues to beep about every 10 seconds.
8/18/23: Checked all damp rid bags. Wine cooler in dining room read 16.
8/18/23: Brought in thirteen pieces of mail see photo below. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
8/18/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were dead ants on the window sill in the front guest bedroom, photos below. I cleaned them up. There are no ants found in the living room this call. Weeds growing in the landscaping, as reported previously. The lights on the ceiling by the front door were on when I arrived, I turned them off.
8/18/23: New roof construction progress photos below. There was a worker staining the front door when I arrived see photo below. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
8/18/23: New roof construction progress photo below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the previous water leak in the master bathroom closely.
8/18/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds.
8/18/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet. The living room smoke detector is chirping again? This is not a safety issue as no one is occupying the home and it certainly doesn’t bother me. I mention that it is chirping so when you return you know there is an issue whether it chirps or not when you return.
8/18/23: Had to turn the spa off when i arrived. The smoke detector in the front bedroom was chirping. I replaced the battery with a new 9v battery & tested it after installing the new battery. Client advised that the irrigation pipe leak along the left side of the house is being addressed. Excessive weeds are building up in the pool tiles. Pool cage is damaged & waiting to be repaired.
8/18/23: Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
8/18/23: The ac system was back on & appeared to be working correctly since the last service call. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
8/18/23: Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
8/18/23: Brought in one piece of mail see photo below. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
8/18/23: Drive by. Brought in six pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Lowered the ac thermostat to 73 & the humidistat to the on position. Raised the water heater temperature & turned the ice maker back on for clients return. Left the water main on when leaving.
8/17/23: Drove back by to check on the thermostat after replacing the battery and allowing time for it to connect to the system. Set at 78 reading 80 AC doesn’t cycle. Water in the float switch box
8/17/23: Theirs is browning in the front yard reported previously. Weeds are growing on the lanai, photo below. There is some algae accumulated at the bottom of the pool photos below. The garbage disposal was frozen, I freed it and sprayed a liberal amount of WD 40 on the blades.
8/17/23: Weeds growing on the lanai, photo below. There is a drywall nail that popped out of the ceiling maybe from the roofing construction, photo below. There is a small amount of algae growing on the walls of the pool on the house side of the pool, photos below.
8/17/23: Raised and lowered the hurricane shutters. Water the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs. The humidity is good downstairs but a bit high upstairs I believe that is because the air conditioner is running more in the afternoon, but short cycling as the thermostat is set to 75 and today it reaches just to 75. Which means it shuts down and then starts up and such down and then starts up, which helps actually build humidity in the afternoon. The only way to mitigate this would be for us to move the thermostat even further down so that it runs until the humidity is removed, then shuts off not the other way around. The humidity doesn’t have a chance to be removed before the thermostat temperature is reached and the system shuts down, but even at today’s humidity level it isn’t critical. I told a Home Team pest control sign dated 8/16/23 from your yard.
8/17/23: There was water on the south side attic floor again when i arrived see photo below. The front door was unlocked when i arrived. Found one of the security cameras in the living room covered with a towel & removed it. The workers were on the roof today & it rained hard today. Will contact the client & advise them of the situation. Mini fridge in hallway closet was on & cold. Wine cooler in dining room read 54/43. Storm shutter on lanai is open.
8/17/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported.
8/17/23: The lights on the lanai were on & there was a chunk of concrete missing from the bottom of one of the pillars when i arrived see photo below. Water stain on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. All storm shutters on lanai are closed.
8/17/23: The pool cage is gone as you know. The browning in the yard persists. The smoke detector in the hall leading to the guest bedrooms is chirping, indicating a low battery.
8/17/23: Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
