Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/25/23: It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. The thermostat had a blank screen & the ac system was off see photo below. I reset the ac breakers & the thermostat rebooted but the ac system still would not turn on. The ac system appears to need maintenance at this time. Will contact the client & advise them of the situation. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.8/25/23: Inflated car tires to manufacturers’ specifications as found on the door. The gates & electrical lines have been installed on the column’s since the last service call see photos below. The battery on the car appears to be dead. The battery maintainer may not be the correct type for your vehicle. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
8/25/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. I brought in 2 pool slips from the lanai dated 8/16/23 and 8/23/23. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off.
8/25/23: I watered 6 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch.
8/25/23: The water main was on & the water spigot above it was running when I arrived. Will send video to client via text. New roof construction progress photos below. There is still some leftover materials sitting in the driveway. The garbage can in the garage has been emptied. Water stains on kitchen & bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Did not see any other water intrusions throughout the residence.
8/25/23: There was one letter in the mail I thought may be important. Photo of this envelope below.
8/25/23: There was some water on the floor in front of the refrigerator when i arrived see photos below. The water appears to have trickled out from the bottom of the freezer at some point since the last service call & refroze in the bottom of the freezer underneath the tray possibly indicating a prolonged power outage photos below. The refrigerator & freezer were both on & cold. I cleaned up the water with some paper towels & made sure nothing was leaking before leaving. Checked all damp rid bags. All storm shutters are closed.
8/25/23: Removed a Signature pest sign dated 8/18 from the front yard. Brought in eleven pieces of mail see photos below. Will be bringing all important mail to the post office for forwarding. The ac was not working & there was no running water throughout the residence when I arrived. I found a tripped gfi outlet on the left side of the house near the water softener equipment & reset it restoring power to the water equipment & running water. I was unable to find any tripped breakers for the ac system & could not get it to turn on. There appears to be a broken irrigation sprinkler head along the back of the house on the right side of the lanai causing it to wash out onto the lanai. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Fence outlet flags in yard. Left the water main on when leaving.
8/25/23: Drive by. Checked the settings on the irrigation timer & found that all the irrigation zones were already currently set to run for 30mins. I manually ran each zone & found that there is no coverage getting to the area in the front yard that is turning brown. An irrigation technician is needed at this time to adjust the sprinkler heads & find out why there is no coverage getting to that area. Broken sprinkler head etc. Will contact the client & advise them of the situation.
8/25/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. The garage side entry door is starting to rust out on the bottom left corner see photo below. Turned off the ice maker & put the water heater on the lowest setting. The pool water level was slightly low. I ran the hose in it during the service call. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. The lanai & master bedroom storm shutters are closed & clear panels are up over the dining room windows.
8/24/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/24/23: Checked all damp rids. Had to empty & refill all small buckets. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving.
8/24/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
8/24/23: The inside of the residence appears to have been cleaned since the last service call. Had to water all the plants on the front porch again as they appeared to be dry & drooping. New roof construction has not started on the building yet. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 52.
8/24/23: New roof construction has not changed in appearance since the last service call. Brought in a package that was laying by the front door when I arrived photo below. Put the bench by the front door inside. Made sure the water heater, range & ice maker were off. Closed all storm shutters. Portable dehumidifier in upstairs bathroom read 55. Wine cooler in dining room read 54/46.

8/24/23: New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
8/24/23: New roof construction has not changed in appearance since the last service call. Front door storm shutter key is in the lock. Water was on in 2004.
8/24/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
8/24/23: Made sure the water heater, range & ice maker were off. Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/24/23: Brought in a package that was laying by the front door when I arrived see photo below. Checked all damp rid buckets. Storm shutters on lanai are closed.
8/24/23: Brought in one piece of mail see photo below. Found breaker #18 tripped in the breaker panel & reset it see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
8/24/23: Brought in one piece of mail see photo below. Weeds are building up in all the landscape beds & along the seawall.
8/24/23: There were new sheets of drywall being delivered to the top floor of the building on a lift when I arrived. There has been some activity inside the residence since the last service call see photos below. All of the furniture etc has been moved out to the lanai. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Currently unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
8/23/23: Storm damaged garage overhead door has not been replaced yet.
