Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/28/23: Drive by storm preparation. Closed all storm shutters & put the bbq grill inside the residence see photos below.
8/28/23: Drive by. Put both packages inside the residence see photos below.
8/28/23: Drive by storm prep. Put the galvanized storm shutter panels over the front door & made sure both garage overhead door locks were engaged see photo below.
8/26/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

8/26/23: Drive by. Connected a digital battery charger to the battery terminal connections underneath the hood of the car to get a reading on the current state of the battery & try to charge it. I was unable to charge the battery as the voltage appears to have dropped too low for the battery charger to read photos below. The battery appears to need replaced at this time. Will contact the client & advise them of the situation.
8/25/23: Removed a Ranson sign from the front yard. Scale and/or aphids are starting to build up on the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
8/25/23: Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days if applicable. All storm shutter panels are on.
8/25/23: The neighbor stated that lightning recently struck some trees in the vacant wooded lot on the left side of the house requiring the fire department to put it out see photo below. The residence did not appear to be effected by the lightning. There are ripples in the shingles in several locations around the residence.
8/25/23: All smoke detectors were operating correctly.
8/25/23: The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
8/25/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
8/25/23: Made sure the water heater, range & ice maker were off. Made sure all the blinds were closed. I was unable to find any vinegar available for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended.
8/25/23: Brought in four bottles of Nuline ac condensate drain line cleaner see photos below. I poured one bottle down the ac condensate drain line for preventative maintenance & will pour one bottle down drain line once every 90days for preventative maintenance if applicable.
8/25/23: Picked up the key to unit#103. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
8/25/23: Portable dehumidifier in kitchen read 48. Checked light timer in living room.
8/25/23: The master bathroom shower head is tagged for being broken. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
8/25/23: Brought in two packages that were laying by the front door when I arrived see photos below. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
8/25/23: Swept off the front porch. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
8/25/23: Additional service call photos.
8/25/23: Photos of the exterior building & all of the ceilings inside the residence. The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
8/25/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks.
8/25/23: Mud dauber wasp nest are starting to build up on the front entryway ceiling see photo below. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
8/25/23: I watered 3 total plants within the hurricane shutter, none out on the pool deck and 2 out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai and also the potted plants, I pulled several from the plants.
8/25/23: The ac was on & appeared to be working correctly. Put the key back in the lockbox when leaving.
