Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/23/23: Brought in six pieces of mail with a stack of sales flyers see photos below. I placed all the mail on the kitchen table per the client. Made sure the water heater, range & ice maker were off. Checked all light timers. Visual check of the boat photo below. Both display panels on the boat read HU. Will connect straps in event of hurricane. All storm shutters are closed. Turned off the water main to the house only when leaving. Chains were up across driveway’s. Flags were in yard.
8/23/23: New roof construction progress photos below. A section of the pool equipment appears to be slowly leaking while the pool pump is running see photo below. Pool Bathroom renovation progress photo below. All the gutter downspout’s will need to be reattached after roof construction is completed. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 45. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. All storm shutters are closed.
8/23/23: Brought in seven pieces of mail with a stack of sales flyers see photos below. Photo of the requested mail document below. The humidity level was still below 60% inside the residence. I raised the thermostat to 82 for now to save energy. Had to turn the pool pump on. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
8/23/23: Monitoring all ceilings closely.
8/23/23: Removed a problem solved pest sign dated 8/23 from the front yard. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% to save energy. Will continue to monitor closely & adjust accordingly. One of the garbage cans in the garage has some landscaping debris in it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
8/23/23: Photos of the clear plexi glass storm shutter panels installed on the front windows by the shutter repair company below. Removed a Problem Solved pest sign dated 8/23 from the front yard. Ran the mesh storm shutters up & down for preventative maintenance. The lawn has excessive browning in the front yard photo below. The concrete privacy wall by the garage side entry door is starting to separate from the side of the house. All storm shutters are closed. Visual check of the boat photo below.
8/23/23: Did not find any pool service slips on the lanai. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
8/23/23: Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
8/23/23: Caught two live geckos off the inside of the front door when I opened it & relocated them to the bushes at the end of the building. The geckos appear to be getting in through the weather stripping around the front door. Picked up a few gecko droppings from the floors in several locations throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
8/23/23: Brought in a package that was laying by the front door when i arrived see photo below. Made sure the water heater, range & ice maker were off. Monitoring the water damage on the dining room ceiling closely. There was currently no water in the small plastic pool below the water damaged area. The paint is peeling off the wall in the guest bathroom sun light. Roof is patched in several areas for leaks. Monitoring all previous water stains on ceilings closely. Turned the water main off to the house only when leaving. Did not remove any mail from the mailbox per the client.
8/23/23: The lawn has some browning throughout the yard. Irrigation system light was blue. Storm shutter panels are on over the front door.
8/23/23: Photos of all the palm trees below. The fronds on the palm by the driveway are drooping but the spear in the middle appears healthy. The pool pump filter canister lid was still leaking slowly from the top of the lid when i arrived see photo below. There are several brown spots in the lawn. Vacant lot is being maintained. Storm shutter panels are on over the master bedroom lanai door. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked.
8/23/23: The ac system was on & appeared to be working correctly since the last service call. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/23/23: Drive by. Put a lock box on the front door with a key to the residence inside for the insurance adjuster.
8/23/23: Checked all damp rid bags. Had to replace a full damp rid bag in the car. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
8/23/23: Mini fridge in living room is off & door propped open.
8/23/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets.
8/23/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
8/22/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
8/22/23: Soffits & facia on building are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
8/22/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Ran the storm shower down & up for preventative maintenance. The humidity level was slightly too high inside the residence at 78. I lowered the thermostat back down to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
