Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/23: I found no obvious storm damage inside or out of your townhouse. I checked for water/moisture at the slider and found none. I moved the thermostat to 78 based on the humidity level I found today inside.
8/30/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. I found no obvious storm damage inside or outside of your home.
8/30/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Water sitting in the corner of the pool/cage area, photo below. I found no obvious storm damage to your home on my walk around and thru your home.

8/30/23: Nothing in the mail appeared important. Water sitting in the one corner of the pool cage, photo below. Photo of damage to one of your trees below.
8/30/23: I found no obvious damage to the exterior or interior of your home from the storm. I specifically looked at the ceiling and doors as well as the area of the ceiling in the garage where past damage was found.
8/30/23: I watered 0 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. There was no apparent damage found on my walk around or my walk inside of your home.
8/29/23: Contractor access. Met with ac technician Tyler from affordable air & heat & let him into the residence for ac system repair. I stayed with Tyler until he was finished & made sure the ac was working correctly again. Tyler stated that the breaker on the air handler failed causing the system to shut down. Tyler stated that he bypassed the breaker for now restoring power to the ac system which started immediately cooling the residence again. Also brought in six pieces of mail see photo below. Both display’s on boat read HU. 9am-10am.
8/28/23: Drive by. Went back to the residence to check the ac thermostat which was off & had a blank screen when i arrived. I could not find any tripped breakers but the drain pan in the attic did have approximately 1/4” of water laying in half the pan. Turned on all the ceiling fans throughout the residence to help circulate air for now. Will contact the client & advise them of the situation.
8/28/23: Drive by storm preparation. Met with the McCleary’s & let them into the garage to get all of the galvanized hurricane shutter panels. I made sure the garage overhead door was closed & engaged all the overhead door locks. Made sure to activate the alarm system & lock the front door when leaving.
8/28/23: Drive by storm preparation. Brought in everything off the lanai & made sure all storm shutters were closed see photos below. Brought in a small package that was laying by the front door when I arrived photo below.
8/28/23: Drive by storm preparation. Brought in everything on the front porch & closed all storm shutters completely see photo below.
8/28/23: Drive by storm preparation. Removed all the condiments & meat from the refrigerator. Turned off the refrigerator & propped open the doors.
8/28/23: Drive by storm preparation. Closed all accordion storm shutters & brought all furniture inside etc see photos below.
8/28/23: Drive by storm preparation. Closed all accordion storm shutters & made sure to engage the locks see photos below. The pool pump filter canister lid was leaking while the pool pump was running see photos below.
8/28/23: Drive by storm preparation. Closed all accordion storm shutters & made sure to engage the locks see photos below. Also engaged the locks on the garage overhead door.
8/28/23: Drive by storm preparation. Closed the mesh storm shutter over the front door photo below. Made sure the garage overhead door was closed when leaving.
8/28/23: Drive by storm preparation. Put the wicker couch inside the residence, installed both brackets on the inside of the garage overhead door, left the lanai doors unlocked & closed the storm shutter over the front door see photos below. Left a lockbox on the lanai with a key to the shed inside for mcleary’s to install all of the storm shutters soon. The garage side entry door was closed & locked when I arrived. I put extra bricks in front of the door to try & keep it still photos below.
8/28/23: Drive by storm preparation. Closed all accordion storm shutters & made sure to engage all of the locks photos below. Engaged the garage overhead door locks. Put the shutter keys back on the kitchen counter & made sure everything was locked up when leaving.
8/28/23: Drive by storm preparation. Put a lockbox on the front door with a key to the residence inside for Mccleary’s to install all of the galvanized hurricane shutter panels.
8/28/23: Drive by storm preparation. Closed the large storm shutter on the lanai & made sure it was correctly engaged.
8/28/23: Drive by storm preparation. Put the missing storm shutter panels back on the front windows, made sure all windows were closed & rebooted the internet modem.
8/28/23: Drive by storm preparation. Put the mesh storm shutter down on the lanai see photo below.
8/28/23: Drive by storm preparation. Lowered the storm shutters on the lanai.
