Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/23: Section of soffits & facia missing from back left side of the house. Renovation progress photos below. Did not see any evidence of moisture or current water intrusions inside the residence at this time. Ac system is waiting to be repaired. All ceiling fans are off. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door photos below.9/5/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
9/5/23: Soffits & facia on building are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
9/5/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. Made sure the water heater, range & ice maker were off. The humidity level was below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
9/5/23: Pool draws from the center bottom drain per client. I found about 50 dead flying ants (none were alive) on the laundry sink countertop, photos below. I cleaned these up. I put the shutters up. I put the shutter remote in the silver dish and came out the garage.
9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
9/5/23: There were some new water stains on the center of the dining room wall & above the dining room windows see photos below. One of the dining room pictures was on the ground from the wall getting wet behind it photo below. The left side window sill has water stain marks & the right side window has evidence of moisture along the edges of the drywall. Will contact the client & advise them of the situation. Everything was dry to the touch & I did not see any standing water. New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile or sheet metal to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
9/5/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. Dead plant in back yard, photo below.

9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
9/5/23: I poured a few ounces of bleach in each toilet.
9/5/23: Construction on the new roof has not changed in appearance since the last service call. Roofs appear to be waiting on the new roof tiles or sheet metal to be installed. Ran the storm shutters up & down for preventative maintenance. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 48. Watered the plant in the kitchen & rotated it.
9/5/23: Browning in the yard persists, photos below. The alarm was deactivated upon entry, I activated it upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I unplugged for 30 seconds the camera on the lanai and the camera on the desk as requested. Both bedroom ceiling fan lights were on, I turned them off. I watered the plant in the kitchen.
9/5/23: A new mini split air conditioner has been installed in the garage recently see photos below. The humidity level was still over 60% inside the garage. I lowered the thermostat to 73 & set the fan to auto mode to mitigate the humidity level. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
9/5/23: I started the car and let it idle during the service call.
9/5/23: Behind the master bathroom toilet appears to be some moisture more than likely a past problem as I have been monitoring for several service calls and it hasn’t gotten any worse, previously reported. A sprinkler head just outside the front door has been removed, photo below. One bush appears to have been blown over a bit from the wind, photo below. It did not damage the mini-split. But it does need to be staked I would think. The pool pump has a Lake Where The threaded pipe, goes in at the top of the pool pump case, photo below.
9/5/23: There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 62.7% & 86.5. Made sure to leave the water main on for the pool auto filler when leaving.
9/5/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the sport ant the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. I found two more very very light ceiling stains photos below. You may have a roof issue that is slowly getting worse. I ran the dishwasher then raised and lowered the hurricane shutters.
9/5/23: The water stain on the garage ceiling has changed in appearance since the last service call see photo below. Brought in three pieces of mail with some sales flyers see photo below. Ran water through the kitchen pot filler. Wine cooler read 54.8. Mini fridge on lanai was on & cold. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
9/5/23: Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. The boat does not appear to be strapped to the lift. Pool pump timer is set to run between 8am-12pm. Some of the storm shutters around the residence have not been installed or closed. New pool cage is waiting to be installed. Dock breaker is off. Roof appears to have some small patches in several locations. Left the water main on when leaving for the pool water auto filler.
9/5/23: Home under renovation from flood damage. Alarm was on upon entry but I was unable to set it when I left. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom. There are two screen panels that were damaged by the storm, reported previously.
9/5/23: There are some large brown spots in several areas throughout the lawn. Visual check of the boat photo below. All storm shutters are closed.
9/5/23: Removed a Problem solved pest sign dated 9/1 from the front yard. The hole at the end of the walkway in the backyard is temporarily covered. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. There are a few brown spots in the lawn. Visual check of the boat photo below. Boat has power. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
9/5/23: I watered 5 plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. There was a paper and a box from Chewy at the front door, I brought them inside. The shower head in the bath with the shower is leaking at the wall, photo below. This could even be leaking behind the wall. This must be repaired to prevent water behind the wall.
