Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/23: The refrigerator is running and cooling. Towels against the front door area, photo below. Bear down!! Photo below. Found a stuffed bear on the 2nd to top step photo below. I put it on the bed with the other stuffed toys.
9/6/23: Brought in two pool service slips dated 8/23 & 8/30. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
9/6/23: Put the empty garbage can back on the side of the house. Made sure the water heater, range & ice maker were off. Watered the plants on the lanai. Mesh storm shutters are closed. Irrigation system is on.
9/6/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are two more spots where the armadillo was digging in the back of the pool cage next to or under the bush, photo below. There are two armadillo holes out front. One hole is in the landscaping near the corner of the garage and the others is the front landscaping on the other side of the rocks where all the digging began. Photos below.
9/6/23: Some browning of the front lawn, reported previously. Met Lemon Inspections for the 4 point inspection. I also met Hope, your neighbor. She mentioned a new company doing the lawn, KBB? She suggested that I mention you might want to call them to see if they would spray the weeds around the house. I sprayed two wasp nest his service call.
9/6/23: Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
9/6/23: There were some more geckos around the weather stripping of the front door when I opened it. The geckos appear to be getting in through the weather stripping around the front door. Picked up a few gecko droppings from the floors in several locations throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
9/6/23: The black ant situation along the slider is no different, I found no live ants.
9/6/23: There appears to be a large brush fire several miles east of the residence that was dropping small pieces of burnt ashes from the sky see photo below. Will contact the client & advise them of the situation. The lawn has some browning throughout the yard. Irrigation system light was blue. Storm shutter panels are on over the front door.
9/6/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.
9/6/23: Quite a bit of work being done inside. The disposal is frozen. The master bathroom appears to be completed. The carpet leading into the master bedroom that was very dirty has been cleaned, photo below.
9/6/23: There appears to be a large brush fire several miles away to the east starting to drop some ashes from the sky see photo below. Current photo of the palm tree by the driveway. The fronds are green but do appear to be drooping photo below. The pool pump filter canister lid was not leaking during today’s service call. There are several brown spots in the lawn. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutters are on.
9/6/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I did not find any additional bugs previously reported and no live bugs at all.
9/6/23: Kyle with the screening company was at the residence when I arrived setting up materials to start the pool cage rescreening see photos below. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
9/6/23: The ant situation is about the same as last report, little to no increase and none are alive. I swept these areas up a bit to be able to monitor these areas. There was a letter in th door, photo below.
9/6/23: Both dehumidifiers ran while I was here. Kitchen read 38 and bathroom 35. I
9/6/23: The dehumidifier was running and read 40. There is a new thermostat installed.
9/6/23: A pineapple has started to grow on the lanai photo below. Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
9/6/23: I put the blue Lowe’s bucket in the garage per client. I adjusted the camera on the lanai.
9/6/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. Fridge is of and the doors open.
9/6/23: The kitchen sink has started leaking from both drains when water is running through the sink see photos below. Both sink drains are slightly raised & appear to be seated improperly causing additional leaking photos below. Will contact the client & advise them of the situation. Left a lockbox on the front door with a key to the residence inside for Anthony with A++ proformance plumbing to repair the kitchen sink drains.
9/6/23: Poured the last of the vinegar available down the hvac condensate drain line for preventative maintenance. Another ac condensate drain line cleaner product called Nuline is recommended. Checked all damp rid buckets.
9/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
9/6/23: Made sure the water heater & range were off. Brought in two pool service slips dated 8/29 & 9/5. Right side pool cage door is locked. All storm shutters are on. Locked the door handle only when leaving.
