Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/5/23: Brought in two pieces of mail with some sales flyers see photo below. The inside of the residence has not changed in appearance since the last service call. Pool pump was running & did not appear to be leaking. Was unable to run water throughout the residence as the plumbing is waiting to be repaired. Client advised that new plumbing is waiting to be installed. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.9/5/23: One letter in the mail appeared important, photo below.
9/5/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/5/23: I watered 5 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Some palm fronds in the yard. Brought in a pool slip dated 8/31/23.
9/5/23: The broken sprinkler head on the left side of the house has been repaired since the last service call see photo below. The humidity level was still over the acceptable level of 60% inside the residence again when I arrived. I found the air handler pan full of water & lots of condensation on the outside of the air handler indicating that the air handler is possibly froze up & needs repair at this time. Will contact the client & advise them of the situation. I put a lockbox with a key to the residence inside on the left side of the house for Licensed to chill. The lawn has some brown spots on the left side of the house. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
9/5/23: Client will address broken mirror in dining room when they return. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
9/5/23: There was a black ford truck in the driveway when i arrived photo below. The ac air filter is dirty & may need to be replaced soon size 20x20x1. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
9/4/23: I watered 4 plants out back on the pool deck and 0 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. Permit packet to remain out front per client. The front weeds are minimal. Weeds growing in the cracks of the lanai pavers, previously reported. The main longe front pool cage screen has separated from the bottom channel, photo below. I opened all the storm shutters.
9/4/23: A section of the child safety gate around the pool was not latched again, I latched it. The weeds growing in the cracks of the pool area have started to grow again, reported previously. The pool edges have a black line on them almost all the way around I took my finger and cleaned a small section and took a photo below. The contrast should be evident. The circuit breaker #17 (Foyer) was tripped. I reset it, and it never tripped while I was here. The garbage disposal was frozen. I freed it then sprayed a liberal amount of WD40 inside on the blades.
9/4/23: The automatic pool cleaner was not working again. The pool level is very good (2/3 the skimmer port). I checked the small storage room off the pool. The lawn has some browning, reported previously. The water main was on upon arrival, off upon departure. The AC system was not cooling when I arrived but the air handler was running and pushing air. The air temp coming out of the supply vents was 89+ degrees. I shut the system off at the circuit breakers. Let them set for 10 minutes. To which I turned them back on and waited for the system to reboot, which takes normally 10 minutes when the system came back on it was cooling air temp coming from the vents was 78 and dropping. Then a few minutes later it was hot air again. The drywall work has been completed.
9/4/23: Armadillo hole has been filled in with dirt. I poured a few ounces of bleach on each toilet.
9/4/23: Right side MB sink drains very slowly.
9/4/23: Alarm pad continues to beep about every 10 seconds. No ants found on the master bedroom window sill. The water main valve in the garage works very hard and I cannot close it 100%, still open about 5%.
9/4/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were no dead ants on the window sill in the front guest bedroom this service call. There are no ants found in the living room this call. Weeds growing in the landscaping, as reported previously.
9/4/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
9/4/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously. The living room smoke detector was chirping so I replaced the batteries and reset the detector. I was able to reach it because I brought my 14’ telescoping ladder. Out front shutter up and removed all StormSmart panels.
9/3/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

9/2/23: Drive by. Did not see any evidence of water intrusions inside the residence at this time. Ac system was on & working. Refrigerator & freezer were both on & cold. All doors & windows were secure. Garage storage room was ok.
9/2/23: Drive by. Approximately 15’- 20’ of the backyard has been washed out when the water rose over the seawall during the hurricane requiring new dirt & shell to be installed see photos below. Cleaned up all of the debris. Fire pit has been damaged. Washout on back left corner of backyard has started again photo below. Pool is still slightly green. Did not see any evidence of water intrusions inside both residences at this time. Water main has been turned off.
9/2/23: Drive by. Did not see any evidence of water intrusions inside the residence at this time. Ac was on & working. All doors & windows were secure. Photos of the boat & motor below.
9/2/23: Drive by. Photos of thirteen pieces of mail & two ups slips below. Did not see any evidence of water intrusions inside the residence at this time. Ac thermostat had a blank screen when I arrived. I could not get it to turn on & did not find any tripped breakers. The condensate drain line does not appear to be clogged. Will contact the client & advise them of the situation. Refrigerator & freezer were both on & cold. All doors & windows were secure. Watered the plants.
9/2/23: Drive by. Did not find any evidence of water intrusions inside the residence at this time. Ac system was on & working. Refrigerator & freezer were both on & cold. All doors & windows were secure. Found two small sections of soffits slightly pushed up on the left side of the house see photos below.
9/2/23: The gfi outlets on the carport & in the main bathroom were both tripped when I arrived. I reset them restoring power to the outlets. Did not see any evidence of water intrusions inside the residence at this time. Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
9/2/23: Drive by. Brought in one piece of mail see photo below. Ac system was on & working. Pool water level was at the optimal level. Did not see any evidence of water intrusions inside the residence at this time. All doors & windows were secure.
