Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/11/23: Weeds & grass are building up in all the landscaping beds & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.9/11/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
9/11/23: Brought in four pieces of mail with some sales flyers see photo below. The lawn has some large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. All storm shutter panels are on.
9/11/23: Made sure the water heater & range were off. Pool safety fence is installed. All storm shutters are off. Removed the lockbox from the front door when leaving.
9/11/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/8/23: Poured a measured bottle of vinegar down HVAC condensate tube.
9/8/23: It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. The ac thermostat was not holding set temperature & warm air was blowing out the vents. The air handler was running but the condenser was not. I found the breakers for the ac condenser tripped #10-#8 in the breaker panel & reset them restoring power to the condenser. The condenser stayed running while I was at the residence & cold air started blowing out the vents again. The temperature dropped from 93 to 91 before I left. Scale and/or aphids are starting to build up on the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
9/8/23: The pool water level was slightly over the middle of the top skimmer port when i arrived which is considered an optimal level. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days if applicable. All storm shutter panels are on.
9/8/23: Theirs is browning in the front yard reported previously. Weeds are growing on the lanai, reported previously. Tripped breaker #17 master bedroom, bath & smoke detector. There was a bunch of debris on the entry rug to the garage so I shook it off outside.
9/8/23: Weeds growing on the lanai, reported previously. There is a drywall nail that popped out of the ceiling maybe from the roofing construction in the front bedroom, reported previously. Tripped breaker #26 Family room & lanai. Debris on the bottom of the pool probably from the weeds on the lanai. The shell cross in the hall lost some shells. Letter from pool company below that I found on the lanai.
9/8/23: Weeds are building up in the front landscape bed see photo below. Put a bag of salt in the softener. There are ripples in the shingles in several locations around the residence.
9/8/23: Raised and lowered the hurricane shutters. Watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped, I reset it. The ceiling light in the outside entrance was on as well the hall leading tot he utility room. The humidity upstairs was better this time however the thermostat set temperature and the actual temperature are the same which should not be. The humidistat switch is clicking on at 62% and off at 58% which is 4% + or - and I feel that spread may be too much. I set the thermostat to 77 as suggested and the humidistat to 50%. As discussed we will see what the humidity is like next service call. There were 5 tripped circuit breakers; #25 Bedroom & bath 2, #27 Bathroom master, #30 Outlet dining, #33 Loft stair, #37 Living room & lanai
9/8/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
9/8/23: The kitchen light was on when I arrived. I turned it off before leaving.
9/8/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. I hooked up a battery charge to the car.
9/8/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
9/8/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
9/8/23: I was unable to find any vinegar available for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended.
9/8/23: Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
9/8/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
9/8/23: The smoke detector in the guest bedroom is chirping, indicating the batteries are low.
9/8/23: Portable dehumidifier in kitchen read 52. Checked light timer in living room.
9/8/23: Turned the water heater, range, refrigerator & ice maker back on for clients return. Left the water main on when leaving. The master bathroom shower head is tagged for being broken. Client will repair when they return. Monitoring all previous water stains on the ceilings closely. Hot tub is unplugged & breaker off.
9/8/23: The back guest bedroom smoke detector is chirping which indicates it needs a new battery. There is browning in the yard , photos below. There are a few pool pavers that have sunken quite a bit, photo below. About 20 dead ants in the master bath tub, photo below. I did not find any live bugs.
9/8/23: Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
