Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/8/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
9/8/23: In the pool level was about 1 inch above the skimmer port, so I ran both hoses into it during the service call. A storm is threatening so I am unable to spray the few weeds on the lanai. You have two water spots on the ceiling. One just inside the dining area near the wall that leads to the garage, it is the smaller spot of the photos below. The other is on the ceiling as you transition from the living room to the kitchen if you walk along the slider, it is the larger spot in the photos below.
9/8/23: Weeds are starting to build up in the front landscape bed see photos below. Sprayed several active hornets nests above the front door. The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
9/8/23: Found one damaged roof tile with a corner cracked off on the front of the residence see photo below. There are also several tiles in multiple locations around the roof that appear to be slightly moved. A roofer is recommended to thoroughly inspect the entire roof at this time. I did not see any evidence of water intrusions inside the residence at this time. Mud dauber wasp nest are starting to build up on the front entryway ceiling. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
9/8/23: I couldn’t spray the weeds on the lanai as there is an impending storm off in the distance. The AC air handler is being worked on it has covers off etc. The pool has quite a bit of debris on the bottom accumulating at the curve by the spa.
9/8/23: Watered the plant on the lanai using the right side slider only. The ac was on & appeared to be working correctly. Put the key back in the lockbox when leaving.
9/8/23: The ac system was back on & appeared to be working correctly again. The carbon monoxide detector on the living room wall by the sliding glass doors was chirping when i arrived see photo below. I replaced the battery with a new 9v battery & tested it after installing the new battery. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
9/8/23: Weeds growing in the cracks of the pavers on the lanai. Some plants on the lanai have died, reported previously . The front guest room ceiling has a water spot and paint peeling, reported previously. Now there is a bucket with towels under it. No water in the bucket and the towels are dry, photo below. Your xFinity cable box cover blew off in the storm. The cover is laying behind the bushes. I would normally put this back on for you however I am extremely allergic to those bushes and break out like poison oak!
9/8/23: Photos of the new palm tree installed recently below. Pallets of roof tiles were still in the driveway see photo below. Water stains on kitchen & bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Did not see any other water intrusions throughout the residence.
9/8/23: Poured vinegar down the HVAC condensate tube chased by water. The garage door breach remains in place and the garage door opener is unplugged.
9/8/23: The ac system was back on & appeared to be working correctly again. Brought in seven pieces of mail see photos below. There appears to be a broken irrigation sprinkler head along the back of the house on the right side of the lanai causing it to wash out onto the lanai. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Fence outlet flags in yard. Left the water main on when leaving.
9/8/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Found live bugs starting to come out of the dog treat container in the kitchen pantry & in the treat jar on the kitchen counter see photos below. I removed all of the treats & wiped out the containers for now. Will contact the client & advise them of the situation. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage side entry door is starting to rust out on the bottom left corner. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. All storm shutters are closed & panels up.
9/8/23: Drive by post storm check. Did not see any evidence of water intrusions inside the residence at this time. Ac system was on & working. Refrigerator & freezer were both on & cold. All doors & windows were secure. All trees were ok.
9/7/23: Brought in a small package that was laying by the front door when I arrived see photo below. Did not see any evidence of water intrusions inside the residence at this time. Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving.
9/7/23: No signs of water intrusion inside the garage. There was a Fire & ice heating & air service slip dated 9/1 on the kitchen counter when i arrived see photo below. Did not see any evidence of water intrusion’s inside the residence at this time. Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
9/7/23: Put all the plants back out on the front porch & watered them. Cracked all storm shutters open for ventilation. Storm shutter over front door is extremely difficult to open & close & may need some maintenance at some point. New roof construction has not started on the building yet. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 54.
9/7/23: Water remediation progress photos below. The master bedroom was sealed off with plastic when I arrived. A large section of drywall has been removed from the ceiling & a commercial dehumidifier was running in the room see photo below. New roof construction has not changed in appearance since the last service call. Portable dehumidifier in upstairs bathroom read 55. Wine cooler in dining room read 54/46.
9/7/23: There was a fire and ice heating & air service slip dated 8/31 on the kitchen counter when i arrived photo below. It was warm & the humidity level was over 60% inside the residence. The ac thermostat was not holding set temp & warm air was blowing out of the vents. The ac appears to need repair at this time. Will contact the client & advised them of the situation. New roof construction has not changed in appearance since the last service call.
9/7/23: The browning of the yard is about the same. The pool level was 1/3 the skimmer port. I ran water in it during the service call. And while I provided service across the street.
9/7/23: I watered the plants in the pool area even though it is suppose to rain this afternoon and the storms are just off in the distance. The half bath toilet runs continuously, reported previously. The pool was at a third of the skimmer port so I ran water in it during the service call. Weeds growing on the lanai.
9/7/23: The front door was unlocked & a key was in the door handle when I arrived photo below. Water remediation progress photos below. Large sections of drywall have been cut out of the living room & master bedroom ceilings since the last service call. New roof construction has not changed in appearance since the last service call. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed. Turned the water on & off by the softener in the garage.
9/7/23: New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
9/7/23: Pieces of plywood have been put over some of the soffit’s & openings of the building recently see photo below. The master bedroom closet light was on when i arrived. I turned it off before leaving. Checked the water pan in the ac return vent.
9/7/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The light in the tiny hall across from the garage entry door is on. There was one plant blown over by the wind, photo below. The pool level is below the skimmer port and the pool equipment appears to being worked on. I did run water in it while I’m in the area as once it’s fixed the level will need to be brought up.
