Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/11/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. Bushes are beginning to grow and need trimming, reported previously. I can see about 5 shingles that have blown off, reported previously. The humidity is borderline so I move the humidity to 55 from 60.9/11/23: There is a rut of missing sod on the right side of the driveway from large mowers going through the wet lawn when the ground is soft see photo below. Removed a Lawn care extraordinaire pest sign dated 9/6 from the front yard. The alarm system was deactivated again when I arrived. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
9/11/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/11/23: I watered 1 plant(s) on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower.. I am using the pan mentioned above to fill the shower trap.
9/11/23: Brought in one piece of mail see photo below. The fill valve runs on the guest bathroom toilet & is tagged as such. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
9/11/23: The thermostat was set to 73 when I arrived I set it back to 83 after speaking with the homeowner. Photo of the pool construction below.
9/11/23: Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. One of the lanai screen doors is unlocked for storm shutters. Closed the shutter over the front door when leaving. All storm shutters are on & closed.
9/11/23: There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
9/11/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported.
9/11/23: Mesh storm shutter on lanai is open.
9/11/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. I sprayed the weeds on the lanai.
9/11/23: Portable dehumidifier read 58%.
9/11/23: The back yard has been repaired since the last service call see photos below. The pool pump was back on but the pool was still green. The water main to the house was still off. Brought in two pieces of mail see photo below. Was unable to run water throughout the residence due to the main water being off. All storm shutters are closed. Left the water main off when leaving.
9/11/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
9/11/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. 8 total palm fronds in the yard.
9/11/23: Some browning in the yard, reported previously. There is a water spot in the master bath shower, reported previously. The water main was on upon arrival and off upon departure. There is one small piece of facia that has slipped on the lanai, but other than that I couldn’t see any damage around the house inside or out from the roofers. Some materials left at the front door by the roofers I’m guessing, reported previously.
9/11/23: The pool pump was not running when I arrived. The timer was not holding correct time & had no power. Found breaker #2 in the sub panel above the pool timer tripped & reset it restoring power to the pool timer. Made sure to correct the time after restoring power. Opened the storm shutters over the sliding glass doors on the lanai. Brought in three pool service slips dated 8/21 - 9/4. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
9/11/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. All storm shutters are closed. Turned the water on & off using the shut off valve in the garage only.
9/11/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the middle of the skimmer port. The neighbors cleared the row of bushes on the garage side of your home and planted others, photo below. The gopher turtle hole is active as well the armadillo hole under the lawn mower. The pool appears to me to need scrubbing however I’m not as familiar with the side coating so there is a photo below.
9/11/23: Brought a new large damp rid bucket & placed it inside the vehicle for mold prevention photo below. There are vines & weeds starting grow on the right side of the house, pool cage, landscape bushes & in the back landscape bed see photos below. Ran the storm shutters up & down for preventative maintenance. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. All storm shutters are closed.
9/11/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, photo below. 9/11/23: There was a small section of soffits laying on the ground on the back of the house next to the pool cage when i arrived see photo below. It appears to have fallen out next to the other pushed up soffits. There was a water leak on the garage ceiling see photos below. It was still dripping water & the rug underneath it was soaked see photos below. I found the ac air handler drain pan in the attic completely full & leaking onto the ceiling photos below. Moved the car out of the garage for Bowersox ac & heating. Made sure all the windows were closed & doors locked. Will contact the client & advise them of the situation. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
9/11/23: The new gutter downspouts may need some splash guards soon as the ground is starting to wash out underneath them from rain water. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are closed. The power pole in the backyard is leaning.
9/11/23: Weeds & grass are starting to build up in the landscape beds see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to move closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are slightly pushed up on the left side of the house.
9/11/23: Locked the screen door & put the key back inside when leaving.
