Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/23: The irrigation sprinklers were running when i arrived. I had to correct the irrigation timer inside the shed as it was flashing from a power surge. The pool pump was running & sounded normal again. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked.
9/12/23: Removed a Massey pest sign from the front yard. Weeds & grass are starting to build up in the landscape beds again see photos below. The humidity level was over 60% inside the residence again. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
9/12/23: The lawn is extremely long especially in the back and should be cut very soon, photos below. The tree that was down last service call is upright again, photo below.
9/12/23: Removed a trugreen sign from the front yard. Weeds are growing in the pool tiles. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
9/12/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. The pool has debris on top of the water and on the bottom including algae on the sides, photo below.
9/12/23: Mini split ac thermostat set to 80. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants. Put the keys back in the lockbox when leaving.
9/12/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the spot at the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. I found two more very very light ceiling stains, previously reported. You may have a roof issue that is slowly getting worse. These stains do not look to have gotten worse.
9/12/23: The ac thermostat was blank & the ac system was off when i arrived. I did not find any tripped breakers & could not get the ac to turn on. Will contact the client & advise them of the situation. Updated the security system while inside the residence. Weeds & vines are starting to build up in the front landscape bed & driveway pavers photos below. Mini split ac was on.
9/12/23: Both screen doors are locked. All shutters are closed.
9/12/23: The damaged garage overhead door has been replaced since the last service call see photos below. The lawn was being mowed when I arrived. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor.
9/12/23: Section of missing soffits & facia on the left side of the house are waiting to be repaired. Renovation progress photos below. Inside of residence does not appear to have changed much in appearance since last service call. Did not see any evidence of moisture or current water intrusions inside the residence at this time. Internet & modem equipped appeared to be working correctly. Ac system is waiting to be repaired. All ceiling fans are off. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door.
9/12/23: A black dodge truck was in the driveway when I arrived photo below. Had to push in the loose section of siding on the left side of the house again & cleaned up some gecko droppings from the dining room floor. Weeds & grass are starting to build up in the landscape beds. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
9/12/23: Current photos of the pool & spa below. Excessive weeds, grass & vines are building up in all the landscaping & pavers. All storm shutter panels are on.
9/12/23: Brought in an H2O systems service slip dated 8/31 photo below. It was warm inside the residence & the ac thermostat was not holding set temperature when I arrived photo below. I found the air handler & condenser not running & could not find any tripped breakers. The ac system appears to need repair at this time. Will contact the client & advise them of the situation. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
9/11/23: Weeds are starting to grow in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
9/11/23: Weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/11/23: Removed a Signature pest sign dated 9/6 from the front yard. Ran the hose in the pool during the entire service call to help bring the water level up. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
9/11/23: All storm shutters are closed. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/11/23: All of the grass & weeds that were growing in the landscape beds appear to have been sprayed recently. The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 45.5% humidity. Master bath hall temps were 80.6 degrees & 46.6% humidity.
9/11/23: The pool water level was extremely low when I arrived. I turned on the hose spigot & set the water timer for 120mins to bring the water level back up. The hose spigot for the fish pond needs a new splitter for the hoses as the valve for the fish pond water supply will not turn off & the line has a leak. Brought in three pieces of mail see photo below. There was a service slip from air tech concerning the dripping ac in the garage see photo below. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
9/11/23: They have finished the front door screen enclosure. There are some very small dead bugs under the window in the laundry room. There are a few dozen but none are alive.. Today I swept these up so I can monitor any additional dead bugs next time. There is, what appears to be, an armadillo hole under the bushes just right of the front door.
9/11/23: There was a small water stain on the front guest bedroom ceiling when i arrived see photos below. Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
9/11/23: Removed a Hughes Exterminators pest sign date 8/31 from the front yard. Checked all damp rids. Lanai screen door is locked.
9/11/23: The dehumidifier was reading E9, I reset it and it read 52. I kept the humidistat at 50. The neighbors van is in the drive and the convertible is gone.
9/11/23: New roof construction has not changed in appearance since the last service call. New wall & ceiling texture has been applied to the living room & dining room since the last service call see photos below. Screen on lanai is torn.
