Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/22/23: The smoke detector in the guest bedroom is chirping, indicating the batteries are low.
9/22/23: I watered the plants in the pool area. The half bath toilet runs continuously, reported previously. Weeds growing on the lanai, photo below. I vacuumed the AC drain line, photo of what came out below. There is no doubt in my mind it was on its way to plugging up.
9/22/23: Weeds are starting to build up in the landscape beds see photos below. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
9/22/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
9/22/23: You have two water spots on the ceiling, reported previously. They do not appear to have gotten worse since the last service call. The water main valve was on upon arrival. I sprayed the weeds on the lanai. I’m not sure the mini split is running properly as it isn’t cooling based on my thermal gun reading and the hygrometer readings for the garage.
9/22/23: All of the weeds that were growing in the landscape beds appear to have been sprayed recently. The bougainvillea bush may need to be trimmed soon photo below. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
9/22/23: I sprayed the weeds on the lanai and they were many because the last service call I couldn’t as there were impending storms off in the distance. Found three aluminum brackets 0n the ground at various places around the home, photos below. I brought them inside to the garage.
9/22/23: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One damaged roof tile over the garage. Mud dauber wasp nest are starting to build up on the front entryway ceiling. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
9/22/23: Replaced the ac air filter with one of the new filters provided & wrote the date of installation on it. the The ac was on & appeared to be working correctly. Put the key back in the lockbox when leaving.
9/22/23: Poured approximately 2ozs of bleach down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
9/22/23: Weeds growing in the cracks of the pavers on the lanai. Some plants on the lanai have died, reported previously . The front guest room ceiling water spot has been. Your xFinity cable box cover blew off in the storm., reported previously.
9/22/23: The roofing material’s have been removed from the driveway since the last service call. There was a faint water stain on the guest bedroom ceiling when i arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains on kitchen & bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely.
9/22/23: Made sure the water heater, range & ice maker were off. There is a faint water stain on the guest bathroom ceiling see photo below. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. All storm shutters are closed.
9/22/23: New in ground pool construction has started since the last service call see photos below. Brought in fourteen pieces of mail see photos below. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
9/22/23: Brought in two pieces of mail & left them on the kitchen counter photo below. Had to remove the sweet potatoes from the kitchen pantry as they were starting to perish photo below. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage side entry door is starting to rust out on the bottom left corner. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. All storm shutters are closed & panels up.
9/21/23: The browning of the yard is about the same. The pool level was 1/2 the skimmer port. It appears somebody has been inside the house. The front bedroom bathroom was fairly dirty, grime all over the countertop hair and etc. in the toilet, and the garage light was on when I arrived I turned it off.
9/21/23: I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. Browning of the yard shown is still there. The light in the tiny hall across from the garage entry door is on. The pool level is about an inch from the bottom of the skimmer port. I did run water in it while I was in the neighborhood. There was a great deal of goop hanging from the outside end of the AC drain line. I contacted the homeowner and we decided to vacuum it out to help prevent a system shut.
9/21/23: Poured vinegar down the HVAC condensate tube.
9/21/23: The lawn still has browning, reported previously. I vacuumed the AC drain line. A FedEx package was at the front door, I brought it inside the garage. Photo of label below.
9/21/23: Weeds growing in the cracks of the pavers on the lanai. The tree on the side lot is leaning toward your game and outside AC condensing unit, both reported previously.
9/21/23: The front guest bathroom toilet fill valve needs work, reported previously. There is quite a bit of fresh oil under the car, photo below.
9/21/23: Poured vinegar down the HVAC condensate tube chased by water. I removed the garage door hurricane brace. I unlocked the lanai as requested.
9/21/23: Checked all damp rids. Had to replace some full bags & refilled all the small buckets. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
9/21/23: Left side sink in master bathroom has no water flow. Tree blown over in the back yard, reported previously. Circuit breaker #30 was tripped for Bed 3 Bath 3, I reset it. I checked the breaker before I left and it had not trip during the service call. I’m assuming it was probably storm related. Are you thermostat was set to 77° I said it to 78° as that’s what we’ve been running it at all summer and the humidity is acceptable.
9/21/23: The upstairs humidity level was slightly over the acceptable level of 60% when i arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
