Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/25/23: Photos below of all the keys currently visible hanging by the kitchen counter. Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open.9/25/23: All of the vines have been removed from the side of the house & pool cage since the last service call. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. All storm shutters are closed.
9/25/23: The ac system was back on & appeared to be working correctly again. Photo of the repaired garage ceiling below. Put the car back inside the garage & reconnected the battery maintainer to the battery. Had to put everything back in place that was moved by the ac company to get the car back in the garage photos below. Checked shed in backyard. Empty lot is being maintained.
9/25/23: All of the weeds & grass that were growing in the landscape beds appear to have been sprayed recently. Watered the plant. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are slightly pushed up on the left side of the house.
9/25/23: Excessive weeds & grass are growing in all the landscaping beds & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
9/25/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
9/25/23: Put the gold key back in the small envelope as we already had a garage entry door key. Brought in two pieces of mail with some sales flyers see photo below. Turned the ice maker, range, water heater back on & left the water main on when leaving for client return. The lawn has some large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Storm shutters on front, right & half of left side of house are off.
9/25/23: Removed an undated all u need pest sign from the front yard. Pool safety fence is installed. All storm shutters are off.
9/22/23: Removed a Ranson sign from the front yard. The ac system was on & appeared to be working correctly. A whole home surge protector is recommended for the breaker panel in the garage to prevent large surges from entering the residence. Scale and/or aphids are starting to build up on the gardenia bushes. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
9/22/23: The pool water was slightly cloudy with some plant debris floating on top & a lot of aggregate from the roof shingles on the bottom from recent hard rain see photos below. There was an alert concerning the living room right side window on the security panel when I arrived see photos below. I replaced the batteries with two new CR 2032 batteries from the garage refrigerator removing the alert from the panel. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour a bottle of Nuline drain cleaner down the ac condensate drain line every 90 days if applicable. All storm shutter panels are on.
9/22/23: Poured a measured bottle of vinegar down HVAC condensate tube. Some weeds growing in the cracks of the pavers on the lanai.
9/22/23: The car hesitated when starting up & a check engine light has appeared on the dashboard see photo below. Excessive weeds are building up in the front landscape bed. There are ripples in the shingles in several locations around the residence.
9/22/23: Weeds growing on the lanai, reported previously. There is a drywall nail that popped out of the ceiling maybe from the roofing construction in the front bedroom, reported previously. I believe someone came in the house more than likely I’m sure with your permission. I say this, because there were two out of the four toilet seats down and I need to never leave them. A definition promotes mold on the bottom side of the lids. As well the thermostat was set to 80 I left it at 78° and the humiditstat was at at 55% and I had it set at 50% when I left last. The humidity is what I consider borderline high and so I’ve reset the thermostat to 78° and the humidistat to 50% as it was before. I waited for the system to run and check to make sure that it is cooling on the supply line vents and it is.
9/22/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
9/22/23: Raised and lowered the hurricane shutters. I watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped (again), I reset it. The humidity upstairs is about as high as I would like it to be so it appears 77° is where it should stay on the thermostat. I opened and placed the tablets in each toilet as requested.
9/22/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
9/22/23: Brought in a package that was laying by the front door when i arrived see photo below.
9/22/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. I was able to start the car this service call.
9/22/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
9/22/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
9/22/23: The water heater and the recirculating pump are to remain on as discussed with homeowner.
9/22/23: I was unable to find any vinegar available for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended.
9/22/23: Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
9/22/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
9/22/23: Portable dehumidifier in kitchen read 50. Checked light timer in living room.
