Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,410 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/25/23: Weeds are starting to build up in the pool pavers see photos below. All storm shutters are closed. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/25/23: The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 37.7% humidity. Master bath hall temps were 80.5 degrees & 45.7% humidity.
9/25/23: The dehumidifier read 52. I moved the humidistat from 50 to 55. The neighbors van is in the drive and the convertible is gone. The blinds leading to the lanai are drawn open and the furniture has been moved, photos below. Small light spots on the ceiling in the front bedroom right corner, photo below.
9/25/23: The pool water level was extremely low again when I arrived. I turned on the hose spigot & set the water timer to run for 120mins to bring the water level back up. The hose spigot for the fish pond needs a new splitter for the hoses as the valve for the fish pond water supply will not turn off & the line has a leak. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
9/25/23: The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
9/25/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. I can see about 5 shingles that have blown off, reported previously.
9/25/23: Brought in one piece of mail see photo below. Checked all damp rids. Lanai screen door is locked.
9/25/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool level is right at the middle of the skimmer port. The neighbors cleared the row of bushes on the garage side of your home and planted others, reported previously. The gopher turtle hole is active as well the armadillo hole under the lawn mower. The pool appears to me to need scrubbing however I’m not as familiar with the side coating, reported previously.
9/25/23: Brown spot in lawn on right side of driveway. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
9/25/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again.The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Photo below of the ceiling damage at vent in front of the fridge. Now there appears to be a new water spot on the ceiling in the living room, photo below.
9/25/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/25/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The items within the screened area leading to the front have been removed.
9/25/23: New roof supplies have been placed on the roof & a dumpster has been placed in the driveway since last service call see photos below. Brought in one piece of mail see photo below. The fill valve runs on the guest bathroom toilet & is tagged as such. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
9/25/23: The garage side entry door sensor was tripped again when I arrived. The door was closed & locked. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. One of the lanai screen doors is unlocked for storm shutters. Closed the shutter over the front door when leaving. All storm shutters are on & closed.
9/25/23: I watered all 9 plant(s) on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker. Could it be the spot bleeding through the paint? Photo below.
9/25/23: Removed a lawn care extraordinaire pest sign dated 9/15 from the front yard. The lawn company arrived to mow the lawn while I was inside the residence. There is an alert on the ac thermostat to replace the uv bulb. Mesh storm shutter on lanai is open.
9/25/23: They are working on the pool today, photo of the pool construction below.
9/25/23: Put the no rust concentrate & bleach in the tank on the left side of the house per the instructions & filled it to the top with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
9/25/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The low tire on the front of the car is to the point I believe works not drivable, photo below. I’ll try to remember to bring my compressor engage next service call and get that up where it belongs.
9/25/23: Portable dehumidifier read 55%.
9/25/23: Removed a Tradewinds pest sign dated 9/16 from the front yard. The pool pump filter canister lid was slowly leaking when I arrived see photo below. The pool appears to have been cleaned since the last service call. Sc thermostat has been temporarily lowered for real estate showing. The water main to the house was still off. Was unable to run water throughout the residence due to the main water being off. All storm shutters are closed. Left the water main off when leaving.
9/25/23: Some mail and one that I will forward, photo below.
9/25/23: Removed a Johnny bugs pest sign from the front yard. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
9/25/23: Opened the storm shutter over the front door & rebooted the internet modem. Brought in two pool service slips dated 9/11 & 9/18. The tires on the car were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator photo below. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. Left the water main on when leaving. Storm shutters over the front door & lanai slider are open.
9/25/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Several palm fronds in the yard. Brought in pool slip dated 9/22/23. Browning of the yard still has not recovered photos below.
