Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,342 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/24/24: I brought in a pool slip from the lanai dated 12/19. The old softener equipment is still here. The door between the house and the garage I locked today to follow what was done during the summer. There is no front screen door. One important piece of mail photo below. I watered all the plants on the lanai/pool area.
12/24/24: The pool water level was extremely low again below the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Brought in two pieces of mail with a stack of sales flyers see photo below. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/24/24: The toilet in the bath with the shower runs continuously when the water main is on. Neither of these are an issue when the water main is off. The front right corner irrigation head that is in the landscaping fell off, photo below. I did not screw it back in because there is debris in the line it needs to be flushed first.
12/24/24: Some plants are blown over and wind whipped, both reported previously. The smoke detector in the living room is chirping indicating a low battery.
12/24/24: There are some oil stains on the driveway pavers & an oil drain container laying outside the garage. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plants on the lanai.
12/24/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail. Raised and lowered the back hurricane screens. I pulled a Turner pest control sign from the front yard dated 12/17/24.
12/24/24: The humidity level was still slightly over 55% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
12/24/24: The smoke detector just inside the hall from the garage is beeping indicating a low battery.
12/23/24: Met with ac technician Noah from Symbiont service corp & let him into the residence for ac system maintenance. I stayed with Noah until he was finished & made sure the ac system was working correctly. 10:30am-1:30pm. Tru solutions cleaners robin & James arrived to clean the inside of the residence at 1:30pm - 4:30pm. I let the cleaners into the residence & stayed with them until they were finished. I made sure all the bugs throughout the residence were cleaned up & the residence was clean. I made sure everything was closed & locked up when leaving. I removed the broken screen door closer on the lanai & installed a new closer see photos below. I made sure the new door closer was adjusted correctly after installing it. The tires on the vehicle were starting to get a little low. I inflated them all to 35psi for now using my cordless inflator. The pool pump is still not working. 10:30am-5:00pm.
12/20/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
12/20/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
12/20/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrive from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All doors are locked. Watered the small plant on the kitchen counter & the plant on the lanai. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address.
12/20/24: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 12. Front load washing machine lid is open to prevent odors.
12/20/24: Drive by. Went to perform an inspection at the residence but was unable to enter the community as the client needs to give the guard shack permission.
12/20/24: Replaced the battery in the smoke detector on the living room/dining room ceiling that was chirping with a new 9V battery & tested it after installing the new battery. All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
12/19/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust.
12/19/24: The thermostat is set to 65 (heat)
12/19/24: I poured a few ounces of bleach in each toilet. I poured 4oz of vinegar down the AC drain.
12/19/24: The smoke detector in the hall leading to the garage is chirping which indicates the battery is low.
12/19/24: Poured 2oz of bleach in each toilet
12/19/24: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
12/19/24: The sink in the upstairs bathroom is leaking at the trap, reported previously.
12/19/24: Construction has started on the new walls in the parking garage storage room since the last service call see photos below. Brought in one piece of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. Storm shutters on lanai are closed.
12/19/24: Condo is under renovation from being flooded by Helene and Milton. Photos of the condo below. There were no commercial floor fans nor a dehumidifier, however the AC was running and cooling. There was a key in the door and it was closed to the jamb but not tight to the jamb. So it wasn’t open but not completely closed.
12/19/24: Construction has started on the new walls in the parking garage storage room since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. All ceiling fans are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All storm shutters are closed but cracked open for light.
