12/26/24: New walls have been installed in the parking garage storage room since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
12/26/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water.
12/26/24: Made sure the water heater, range & ice maker were off. Heat setting on ac thermostat is currently on. The parking garage storage room is waiting on some new sections of walls to be installed. The alarm system is temporarily disabled. Client is addressing. All storm shutters are closed. 12/26/24: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
12/26/24: The humidity level was over the acceptable level of 60% on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the downstairs humidistat to 60% & the upstairs humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/26/24: Brought in two pieces of mail see photo below. Some large cracks have developed in the stucco & tiles along the back of the pool cage. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house is waiting to be replaced. Client is addressing. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.

The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are some perishable items inside the refrigerator. I had to remove some more items from the refrigerator that were starting to perish photos below. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.

12/24/24: The pool pump is set to pull from the bottom center drain. The pool heater unit is/was running? I’m not sure why however the pool water is cold. Maybe it needs to be circulated every so often? I just don’t know much about pool equipment maintenance.
12/24/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing.
