Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/15/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/15/24: A large section of screen on the lanai has fallen out of the tracks due to dry rotted spline. It appears to need some new screen spline & possibly & new section of screen. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
1/15/24: Made sure the water heater was off. Checked all light timers. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
1/15/24: Removed a Johnny bugs pest sign from the front yard. All damp rids inside the residence are full. Photo of boat & motor below. Checked all damp rids. Electric pole in backyard is leaning. All clam shell shutters are open. Put the keys back in the shed when leaving.
1/15/24: The palm trees in the front landscape bed appear to need some magnese or fertilizer as they are starting to discolor see photo below. The surface of the pool has dark spots starting to appear on it see photo below. An electrical romex connection on the right side of the house behind the pool pump equipment appears to have disconnected. Brought in one piece of mail with some sales flyers see photo below. Pine needles are starting to build up in the gutters & valleys of the roof along the back of the house. The humidity level was over the acceptable level of 60% inside the residence again from the ac system sitting idle. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
1/15/24: Brought in five pieces of mail with some sales flyers see photos below. Turned everything back on & prepped the car for clients return. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in the corners of both guest bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
1/12/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
1/11/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.

1/11/24: There is a drywall joint that needs repair on the lanai ceiling above the dining room windows see photos below. It was not wet & appears to be the tape coming loose. Removed a trugreen sign from the front yard. Brought in two pieces of mail see photo below. The plastic gutter downspout extension connected to the gutter on the left side of the garage appears to be clogged or partially clogged causing the rain water to back up in the gutter & spill onto the wood pillar on the front porch damaging some of the wood. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
1/11/24: Sections of painting & breezeway ceiling repair on building still waiting to be finished. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Turned off both water main handles when leaving.
1/10/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I found live larvae I. The MB toilet, photo below. I poured a n ounce or two into the toilet and let set before flushing. After flushing twice I poured 2 more ounces of bleach in the toilet. I found bug droppings around and under the toaster, photo below. I cleaned these up so I can monitor in the future.
1/10/24: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water.
1/10/24: There was mail in the mailbox, nothing looked important. I started the car and it idled during the service call.
1/10/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/10/24: The car maintainer light had power. I found that the GFI under the electrical panel had been tripped. The shutters look installed proper. I even chose a few to close by running back and forth on their tracks. There was a box from Chewy at the front door. I placed it in the garage. The toilets and the master bathroom tub water came out tinted brown. I had to run the tub several minutes before it cleared. I flushed each toilet 4 times before they cleared up.
1/10/24: The pool draws from the bottom drain of the pool according to the homeowner. Rolled hurricane shutters up.
1/10/24: Poured 8oz of Nuline down the ac condensate drain line for preventative maintenance. The humidity level was well under 60% inside the residence when I arrived after making the last adjustment. I raised the thermostat back up to 73 & the humidistat to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
1/10/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. Storm damaged garage overhead door is waiting to be replaced.
1/10/24: Neighbors car is temporarily parked in driveway. Both garbage cans were down by the street for collection when I arrived. The neighbor stated they would put them back on the side of the house after they have been collected. There was a permit concerning electrical work laying on the ground by the front of the house. I taped it to the front of the house for now where it is visible for the inspector. There is a small pile of debris on the bottom of the pool see photos below. A few plants in the front landscape bed on the left side of the driveway appear to be dying see photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Plants on lanai are currently wet from rain. Mesh storm shutters are closed. Irrigation system is on.
1/9/24: I poured vinegar down the HVAC condensate tube chased by water. I watered 3 plants according to the plant moisture meter. All 3 under the enclosed lanai area. I brought one plant in from the lanai and placed it behind the storm screen.
1/9/24: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. I plugged in the dishwasher as requested.
1/9/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off. You are out of vinegar. The thermostat was set to 70, I called the crusty to discuss.
1/9/24: I started the car and let it idle during the service call. The tire low warning light is on for the tires. All look pretty good. Maybe the front passenger tire is a little low. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls.
1/9/24: Home under renovation from flood damage. It appears they are getting the kitchen ready for Sheetrock and then cabinets. Insurance policy in the mail will forward to customer. Photos of progress below.
