Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/9/24: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.1/9/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve. The humidity is higher than I like to see it. However, it’s a very humid day and temperatures outside are not even reaching the temperature set inside so the system isn’t running to remove the humidity from the air. The only remedy would be to keep the thermostat at 70° as a setting for temperature and run from the humidistat but even then many times it won’t run because of the temperature outside being lower than the temperature for the setting inside.
1/9/24: New roof construction & building facade progress photos below. Sections of roof & building facade are waiting to be finished. Ran the storm shutter up & down for preventative maintenance. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
1/9/24: I watered all the plants on the lanai based on my plant moisture meter readings. I didn’t try to start the car because all it does is weaken the battery even more. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint? There was several aluminum pans from the carport out back that must have been damaged during a recent storm we had, previously reported. The lock on the front door was getting difficult to put the key in so I sprayed it a little with WD-40 which really helps. The one is extremely high today and the pan ceiling above the shed and the carpet outback is lifting quite a bit. I wouldn’t be surprised if another piece or two blows off. We are expecting some severe storms tonight. The batteries in the thermostat were weak as indicated by a error on the thermostat so I chose to replace them with batteries from the remote for the TV.
1/9/24: Did not find any water underneath the windows during today’s service call. New roof construction & building facade progress photos below. Sections of the roof & building facade are waiting to be finished. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran the storm shutters down & up for preventative maintenance. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are up. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
1/9/24: Did not see any water underneath the windows during today’s service call. New roof construction appears to be complete. There are still sections of building facade waiting to be repaired. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
1/9/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving.
1/9/24: The top right corner of the left side front door was held up on the other door & difficult to open when I arrived. I found that one of the top door hinges on the door has been bent since the last service call see photos below. It appears the door has been swung or pushed open too far causing the hinge to bend. New flooring progress photos below. All of the new floors apprised to be complete. Was able to run water throughout the residence as all of the water supply valves have been turned back on. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. All damp rid bags were full & had to be replaced with some of the new damp rid bags provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lawn is starting to look better. Put the key back in the lockbox when leaving.
1/9/24: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermometer to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. Brought in six pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
1/9/24: Drive by. Put both empty garbage cans back inside the garage.
1/5/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
1/5/24: There is excessive corrosion forming on one of the pipes above the water heater. All ceiling fans are off.
1/5/24: The tires on the car were starting to get a little low from cooler outside temperatures. I inflated them all to 32psi using my cordless inflator see photo below. The ac system has been serviced by the ac company since the last service call. Both toilets appear to be slowly running in between service calls as they have both started filling when I arrive & turn the water main back on. I have tagged them both as such. Portable dehumidifier in kitchen read 44. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
1/5/24: The front door was unlocked & the inside of the new windows were starting to get finished when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. New stucco still needs to be applied around the outside of the windows. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
1/5/24: Hairline step cracks are starting to show in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
1/4/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/4/24: Pool house temperature is 71.9 and humidity is 55.9%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. The garbage disposal is loud. One of your landscaping lights out front has been ran over,, report previously.
1/4/24: I did found two live ghost ants in the guest bathroom on the vanity, I killed them.
1/4/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
1/4/24: Poured 2oz of bleach in each toilet.

The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
1/4/24: The electrical panel will not open the latch is painted shut.
1/4/24: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 35. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
1/4/24: The dehumidifier read 50%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The door leading to the garage only had the knob locked, I locked both upon departure. The dehumidifier was moved from one end of the tub to the other.
1/4/24: New roof construction has not changed in appearance since the last service call. There are some perishable items inside the refrigerator. Ac thermostat is set to auto & the heat is currently on. Storm shutters on lanai are closed.
