Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/18/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.1/18/24: There appears to have been some activity inside the residence since the last service call. There was a new ac air filter sitting next to the ac return vent when I arrived & the old filter dated 8-1-23 is still in the vent see photo below. The humidity level was still over the acceptable level of 60% inside the residence. I found the ac condensate drain line on the right side of the air handler was being held up by a wad of paper towels which moved out from underneath it causing it to come loose & drooping down which filled the safety float switch tripping it & shutting the ac system off. I lifted the drain pipe back up & propped it level again enabling the ac system to turn back on see photos below. Will contact the client & advise them of the situation. I had to lower the thermostat to 66 & raised the humidistat back up to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
1/18/24: The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
1/18/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
1/18/24: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I found the thermostat has been raised to 75 since the last service call causing the ac to sit idle for too long throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
1/18/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
1/17/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/17/24: Met with Shelly rochon to pick up a baby playpen & ac technician Nick from Tri county air conditioning. I let Nick into the residence for ac system maintenance & stayed with him until he was finished. Nick stated that the ac system was working correctly & recommended not using the humidistat as they do not render any energy savings. I made sure the ac system was working correctly & everything was locked up when leaving. 4:00pm-6:00pm. Swept gecko droppings off the lanai. New roof construction appears complete. There are still sections of building facade waiting to be repaired. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
1/17/24: The pool draws from the bottom drain of the pool according to the homeowner. I swept utility room and hall (debris form HVAC tech).
1/17/24: There has been some digging in the landscape , mainly the mulch was moved around. This is consistent with an armadillo searching for grubs. You also have a hole dug on the right side of your garage that appears an armadillo tried to dig but ran into the foundation and quit, photo below. The water main was on upon arrival. I am certain it was off the last time I was here because I place my truck keys on it so as not to forget to turn it off. I cannot drive away without it being off. 1/17/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off.
1/17/24: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously. The top two right circuit breakers were tripped. Garage lights and irrigation. I reset them with no issues.
1/17/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. I found zero live ants in the hall leading to the master bathroom.
1/17/24: Home under renovation from flood damage. The pool is very cloudy and white blotches that look like suds floating on top. It’s not suds but that is the only way for me to describe it. The guest bathe tiling is underway photo below.
1/17/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
1/17/24: I did not find any live ghost ants in the guest bathroom or hall.
1/17/24: Poured 2oz of bleach in each toilet.
1/17/24: The electrical panel will not open the latch is painted shut.
1/17/24: The dehumidifier read 50%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
1/16/24: Front yard utility construction progress photo below. Made sure the water heater was off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. The new ac system turned on & appeared to be working correctly. Will continue to monitor closely & adjust accordingly. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
1/16/24: Brought in one piece of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
1/16/24: Made sure the water heater, oven & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not see any ants in the master bathroom. Mini fridge on lanai was on & cold. Sections of pool pavers appear to be sinking on the right & back side of the pool. Visual check of the boat photo below. Straps were tight.
1/16/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All plants were still wet from recent rain. Put the keys back in the lockbox when leaving.
1/16/24: Made sure the water heater, range & ice maker were off. Had to remove a few expired items inside the refrigerator that were perishing see photo below. Found several windows throughout the residence unlocked & locked them. The lamp in the living room & the light over the stove were on when I arrived. I turned them off before leaving. The old plastic water main handle is slowly weeping water. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired.
1/16/24: Had to push the loose section of siding on the left side of the house back in again. Swept gecko droppings off the dining room floor. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
