Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,127 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance. Another container of vinegar will be needed by next service call.
8/12/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/12/22: The water main was on when I arrived. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/12/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
8/12/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 44. Checked the light timer in the living room.
8/12/22: Reset the internet modem, the blink camera system & replaced the batteries in both cameras with some AA batteries found in the kitchen drawer & a tv remote. New lithium AA batteries will be required for optimal performance per the instructions on the back of the cameras. The alarm keypad was beeping again when I arrived. I was able to silence it by pressing the off button. Grass is growing in all the landscape beds. Monitoring all previous water stains on the ceilings closely.
8/12/22: Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
8/12/22: Swept off the front porch. Checked all damp rids throughout the residence. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
8/12/22: The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
8/12/22: The lanai has standing water from rain photo below. Checked all damp rid buckets. Made sure light in garage wasn’t on.
8/12/22: Replaced the ac air filter with a new filter provided in the kitchen & wrote the date of installation on it. Mini fridge in dining room was on & cold.
8/12/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
8/12/22: There appears to be a broken roof tile on the middle of the left side of the house below the chimney stack see photos below. Will contact the client & advise them of the situation. The exterior garage lights were on when I arrived. I turned them off before leaving. There was a sales flyer from a security company on the kitchen counter see photo below. Weeds are growing in the rocks next to the master bathroom windows see photo below. There appears to be two different types of fungus growing in the front landscape bed see photos below. Weeds are starting to pop up in all the landscape beds. Brought in two pool service slips dated 8/4 & 8/11 photo below. Photo of the pool below.
8/12/22: Made sure the front door was completely closed & locked when leaving.
8/12/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags. All damp rid bags were full & had to be replaced with some of the damp rid bags provided on the kitchen counter.
8/12/22: The left front tire on the black car was low when I arrived. I inflated it to 32psi using my cordless inflator see photo below. Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/11/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/11/22: Poured vinegar down the HVAC condensate line chased by water.
8/11/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
8/11/22: There was a UPS letter package at the front door, sent a text to the client, photo below.
8/11/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
8/11/22: The water main was on again when i arrived. Removed a problem solved pest sign dated 8/5 from the front yard. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
8/11/22: Checked all damp rids. Had to empty & refill all small buckets.
8/11/22: I had to re-enter again as I had left my car keys on the water heater.
8/11/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
