Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,380 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/22: Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
8/26/22: Checked all damp rids throughout the residence. Had to replace several full bags throughout the residence. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
8/26/22: The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. All damp rid bags were full & had to be replaced. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
8/26/22: The lanai has standing water from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
8/26/22: One of the backflow preventers for the city water in the front yard was leaking when I arrived see photos below. I’m not sure if the backflow belongs to the client or not. Will contact the client & advise them of the situation. Sprayed an active hornets nest in the front entryway. Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
8/26/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
8/26/22: Removed a Ranson sign from the end of the driveway. Turned on the water heater, range, ice maker & inflated the car tires to the manufacturer specifications for clients arrival. Client advised that the roof will be repaired when they are at the residence. Brought in two pool service slips dated 8/18 & 8/25 photo below. Photo of the pool below.
8/26/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the front door was completely closed & locked when leaving.
8/26/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags.
8/26/22: Checked all damp rid bags. All damp rid bags were full throughout the residence & had to be replaced using some of the damp rid bags provided on the kitchen counter. Lanai screen door is locked. All storm shutters are closed.
8/25/22: Drive by. Brought all important mail collected during the service calls to the post office for forwarding. Photo of the receipt with tracking number below.
8/25/22: Found the key to the residence in the garage & made sure to put it back before leaving. The keypad requires four AA batteries. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
8/25/22: Poured vinegar down the HVAC condensate line chased by water.
8/25/22: Brought in a small package that was laying by the front door when I arrived see photo below. Checked all damp rids.
8/25/22: There is an active black ant nest on the Waterville side of the garage. They are working from the electrical panels to the side entry door back and forth. I did find a half a dozen dead black ants inside but none that were alive. Some of the landscaping trim has pushed up 3 to 4 inches making a definite tripping hazard photos below.
8/25/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
8/25/22: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
8/25/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
8/25/22: There was work being performed on the outside of the lanai when I arrived see photos below. Kitchen remodel progress photos below. Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/25/22: The smoke detector in the bedroom is chirping indicating the battery is low and needs replaced.
8/25/22: The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
8/25/22: Humidity at the far point of the living room almost to the large windows 49.5 temperature 83.4
8/25/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
8/25/22: All storm shutters are closed. Watered all the plants on the walkway.
8/25/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
