Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,926 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/1/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. The disposal is tagged at the switch not to run.11/1/23: Storm damaged garage overhead door has not been replaced yet.
11/1/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
11/1/23: Photos below of the recently painted building & lanai. None of the vertical blinds appeared to be broken when I opened & closed them. Did not find any paint on the floors. The air handler for the ac system inside the residence was not making any loud noise’s but the ac condenser outside is making some noise while running. The ac system was working correctly. Will send a video of the condenser running via text to the client. Monitoring all ceilings closely.
11/1/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously. I brought my ladder to investigate the smoke detector that was chirping. I even replaced the batteries I replaced a few stops here before and it still chirped. I removed the smoke detector entirely, pressed the test button and it did not chirp anymore. I plugged it in and put it back in place. It had not chirped all the rest of the time I was there. The Kinetico water system under the sink was chirping and the indicator light said it was a low battery, I replaced the 9v battery and it still chipped but now the water indicator light was indicating it was the problem. I removed the battery and the homeowner is aware of this issue.
11/1/23: Plugged in both power strips in the living room & master bedroom for the xfinity cable boxes. The battery maintainer on the suv has been disconnected & the hood closed since the last service call. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
11/1/23: There was a white Lexus sedan parked in the driveway when I arrived which appeared to be the neighbors on the left side of the house as they are currently having their roof replaced photo below. Watered the plants on the lanai. Pool pavers may need to be pressure washed soon. Mesh storm shutters are closed. Irrigation system is on.
11/1/23: Cleaned up several gecko droppings & cobwebs around baseboards throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
11/1/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/31/23: Drive by. Replaced the dead battery in the security camera on the lanai with a fully charged battery & plugged the dead battery in to charge. Photos of the kitchen & living room ceilings below. There was a ladder in the living room & some materials on the front porch. Also brought in an H2O water systems service slip dated 10/25 that was laying by the front door photo below.
10/31/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
10/31/23: Current bottle of vinegar for the ac condensate drain line is starting to get low. A new ac drain line cleaner product called Nuline is recommended. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
10/31/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
10/31/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new sheet metal to be installed. Ran the storm shutters up & down for preventative maintenance. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
10/31/23: Was able to open the garage overhead door today using the key provided by the client. I put the key back inside the table in the den before leaving. New roof construction progress photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac system was on & appeared to be working correctly. The new water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
10/31/23: I brought the garbage can into the garage. The water heater circuit breaker was on and I shut it off as there is no need to heat water that will not be used while it’s vacant. The carpets are still damp. The thermostat is set to 75° which I would normally suggest we have it set to 78° but probably not a bad idea to keep it a little lower until the carpets dry completely.
10/31/23: New roof construction progress photo below. There was a service slip from amplified termite & pest dated 10/18 on the kitchen counter when I arrived photo below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.

There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
10/31/23: Picked up Susan & Barley from the Venice airport using the Lafave’s suv & brought them back to the Lafave’s residence. 11:00am-2:30pm
10/31/23: Removed the battery maintainer, put the battery cover back and started the car.
10/31/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
10/31/23: I poured a few ounces of bleach in each toilet.

10/31/23: Browning in the yard persists, reported previously. I activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen.
10/31/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. Your water is beginning to smell a bit like rotten eggs, which is normally caused by the annoyed bar or rod in your water heater, needing to be replaced. You can either have it replaced or when you come back run the hot water side of the system until the smell dissipates.
