Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,995 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/5/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
8/5/22: Checked all damp rids. Had to empty & refill all small buckets. Made sure to turn off both water mains when leaving.
8/5/22: Checked all damp rids.
8/5/22: Monitoring the old water stains on the guest bathroom ceiling closely.
8/5/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
8/5/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
8/5/22: The residence has been cleaned since the last service call. I raised the humidistat up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Old refrigerator has been removed from the kitchen. Removed the lockbox from the front door when leaving.
8/5/22: The master bathroom toilet has started to leak between the tank & bowl when flushed. I pour water into the bowl to keep the trap from drying out. I have tagged it as such. The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
8/5/22: Ran the mesh storm shutters up & down for preventative maintenance. Weeds are growing in the pool tiles. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on each side of the house in several locations.
8/5/22: Sprinkling animal repellent on the small plants.
8/5/22: There appears to be a gutter leaking along the back of the house by the right side pool cage screen door causing a stain on the concrete see photos below. All storm shutters are closed. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/5/22: Removed a Truly nolen sign dated 7/28 from the front yard. Brought in one piece of mail & a small package see photos below. The water stain on the master bathroom ceiling has changed in appearance since the last service call see photo below. There were several small frogs floating around in the pool. Weeds are growing in the pool pavers & the deco drain photos below. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
8/5/22: Excessive weeds are growing in the pool pavers see photos below.
8/4/22: Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters on lanai are closed.
8/4/22: The entire car has been detailed since the last service call see photos below. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
8/4/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
8/4/22: Oil change indicator was on in the vehicle.
8/4/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
8/4/22: Water was on at 2004.
8/4/22: The kolf’s vehicle was in your parking space & your air dryer was unplugged when I arrived. Will contact the client & advise them of the situation. Both damp rid buckets in the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
8/4/22: The garbage disposal did turn this service call. I poured a few ounces of bleach in each toilet. Photo the electrical ceiling cap that has fallen off.
8/4/22: The vehicle has been moved from the parking space since the last service call see photo below. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
8/4/22: Checked the water pan in the ac return vent.
8/4/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants as requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. The bush next to the front door needs to be trimmed as well as others around the house.
8/4/22: Drained water from system after water was turned off.
