Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/16/23: The keypad on the front door had a low battery warning when I arrived. I was unable to find any new AA batteries inside the residence. Will notify the client of the situation. Had to remove the perished bag of apple slices from the refrigerator photo below. The storm shutters on the lanai were being repaired when I arrived see photos below. Turned everything back on for clients return. The commercial fan & dehumidifier were still running in the dining room when I arrived. New roof construction has not changed in appearance since the last service call. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 34. Wine cooler in dining room read 54/46.
11/16/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sign on front window concerning painting. New roof construction has not changed in appearance since the last service call.
11/16/23: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
11/16/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
11/16/23: Removed a Trugreen sign from the front yard & a service slip dated 11/13 from the front door. The metal clips holding the fence together on the gates are excessively rusted & are starting to break see photos below. The handrails have been relocated on both pool cage stairs since the last service call see photos below. Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
11/16/23: New roof construction appeared to be almost complete & soffits were still unfinished when I arrived see photos below. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Turned off both water main handles when leaving.
11/15/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The lanai is wet from the rain and could be power washed as it has some black mold on the bricks. New flower box out back, photo below.
11/15/23: Construction work being done inside.
11/15/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. The hip is a bit high but it is Avery humid and wet day.
11/15/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. Raining too heavy outside I would be drenched upon entering.
11/15/23: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. Pavers separated and washing away a bit, reported previously.
11/15/23: I poured vinegar down the HVAC condensate tube and then chased with water. It appears someone has been inside the townhouse. I say this for these reasons: the washer door was open and there are sheets (dry) inside it; the door to the garage was unlocked; and each toilet lid was down, something I never do.

Storm damaged garage overhead door has not been replaced yet.
11/15/23: Monitoring all ceilings closely. Some window screens are dry rotted.
11/15/23: Plants on lanai were currently wet from rain. Pool pavers may need to be pressure washed soon. Mesh storm shutters are closed. Irrigation system is on.
11/15/23: Caught a live gecko off the inside of the front door when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Cleaned up several gecko droppings off the floors throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
11/15/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
11/14/23: Pool level is an inch above the bottom of the skimmer port. The pool draws from the bottom drain of the pool according to the homeowner.
11/14/23: The carpets are now dry as expected. I move the thermostat from 75° to 78°, which I feel is a pretty fair setting for a vacant home such as yours. I tested again the tile in the guest bathroom, and cannot really determine any that are loose as thought by the previous tenant.
11/14/23: Water main was on upon arrival, off upon departure. The pantry light was on I turned it off. The door between the garage and home was not locked.
11/14/23: I watered all 7 plants on the lanai and the 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The front weeds are in very good shape, very few at all. Weeds growing in the lanai pavers. The main long front pool cage screen has separated from the bottom channel, reported previously. The water is beginning to smell like rotten eggs, reported previously. I ran the hot water side of the system as long as possible in the tubs and shower especially hoping to reduce the smell some.
11/14/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
11/14/23: Hey HomeTeam pest Defense Sein was in the yard dated today 11/14/23. By definition. I can’t pull that until the following day so I have to leave it in the yard. There also several circuit breakers tripped photo below. I reset them all at the beginning of the service call and I checked them before I left and none had retripped.
11/14/23: I poured vinegar down the HVAC condensate tube then chased with water.
11/14/23: Browning in the yard persists, reported previously. I activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen.
