Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,586 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/14/24: Both dehumidifiers did not have water in the lines. Kitchen read 52 and bathroom 54. I ran the RO until the stream nearly stopped.
6/14/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
6/14/24: The outer room readings are 55.1% humidity and 81.8°. The deadbolt was not locked upon entry. I found no evidence of water intrusion in your condo. Before I left I sprayed WD40 on the shaft of the deadbolt, working it back and forth to ensure it worked smoothly. I locked the deadbolt upon departure as well as the knob lock.
6/14/24: Watered the new triple Pygmy date palm by the back door with numerous gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
6/14/24: All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
6/14/24: The bougainvillea may need to be trimmed soon see photo below. The lawn is looking better since the last service call. The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
6/14/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
6/14/24: Will water the plant on the lanai every other service call.
6/14/24: Did not see any evidence of water intrusions inside the residence at this time. The broken exterior light fixture on the left side of the garage appears to have rusted out on the bottom causing the glass to fall see photos below. I put the broken light fixture pieces inside the garage. Also brought in a Fed ex document parcel that was completely wet from water inside the package see photo below. New roof construction progress & lawn photos below. The lawn has excessive browning throughout the entire yard. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
6/14/24: Ran the keurig coffee maker & made sure it was off when finished. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has some brown spots throughout the entire yard. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
6/14/24: Made sure the water heater, range & ice maker were off. There is a perishable item inside the refrigerator see photo below. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
6/14/24: Brought in three pieces of mail see photos below. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
6/13/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/13/24: The water main was on upon arrival and off upon departure. Tripped breaker for the MB, I reset it.
6/13/24: The browning in the yard, reported previously, is improving. I found several dozen dead ants in the drip pan for the HVAC air handler, photo below.
6/13/24: I’m not certain the mini-split in the garage is working efficiently.
6/13/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
6/13/24: Water main is on and I kept it on as I am not sure of your directive with regard to it. I tried calling before I left the property.
6/13/24: Brought in a package that was laying by the front door when i arrived see photo below. The building is still waiting on new gutters to be installed. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
6/13/24: The outside of the building is still waiting on new gutters to be installed. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the downstairs thermostat to 77 & the upstairs thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier upstairs read 57. Storm shutters over windows are closed. Two storm shutters on each end of the lanai are partially closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving. Plants on front porch were wet from rain.
6/13/24: The browning of the lawn is improving with all the rain we’ve had. The plants on the lanai did not need watering based on my plants moisture meters reading.
6/13/24: The keypad on the front door flashed red & alerted to low batteries when i arrived. I replaced the batteries with four AA batteries provided from the residence restoring power to the keypad. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
6/13/24: The car charger was lit with green light. The AC was not running in the garage for some reason. I shut it off and then back on and it began to run again.
6/13/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
6/13/24: The garbage disposal appears to be seized & im unable to free it. The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pressed. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
