Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,586 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The indoor humidity is higher than I like to see (60% or less). The air handler has condensation on the outside consistent with a frozen coil, see photo below. I shut the unit off at the disconnect and placed towels around the base that I could reach. I did this because as it melts there will be a great deal of water that may not all be caught by the condensate evac pan.6/15/24: I started the white car and it idled during the service call. I used the pre addressed postage paid envelopes to forward the mail. Some browning in the yard, reported previously, is improving with e rain we’ve had this week. The blue car would not start. I disconnected the battery maintainers. The neighbor is using a portion of your back yard, photo below.
6/14/24: The lawn has some browning throughout the yard see photos below. Made sure the water heater & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I found the fan on the ac thermostat in the on position, put it on the correct setting of auto & lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. The fan inside the air handler will just keep spinning in the on position & cause humidity levels to rise. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is full.
6/14/24: All storm shutter panels have been installed since the last service call. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
6/14/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water.
6/14/24: Removed a fine design pest sign dated 6/5 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has a few brown spots throughout the yard. Excessive weeds are growing in the landscape beds. Water softener salt container is half full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
6/14/24: I poured vinegar down the HVAC condensate tube and then chased with water. The thermostat required a fresh battery which I supplied. The battery indicator light remains on, see photo below.
6/14/24: I poured vinegar down the HVAC air handler condensate tube. There is a tripped breaker that will not reset. It is for the garage light and laundry light, photo below.
6/14/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
6/14/24: I poured an ounce or two of bleach in each toilet. The mail is to be checked next service call. Some browning of the yard, reported previously, it is improving with the rain we’ve had.
6/14/24: Removed the damp rid bags from both closets as they were full. Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.

6/14/24: Browning in the yard improving with the rain we’ve had. Someone has been inside and cleaned. I found a dead dried up frog on the dining room floor, I disposed of it. The MB AC is not working, see photo below. Photo of the land clearing progress behind your home below.
6/14/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.

6/14/24: The outdoor spigots at both the front corners of the house were open fully when I turned the water on. The water feature equipment could use the bushes trimmed back, photo below. The lanai water feature has algae growing in it.

6/14/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

6/14/24: The dehumidifier read 53%. I did not final any flies this visit, so keeping the drains closed must have helped. I re-taped over the shower drain.
6/14/24: Portable dehumidifier in kitchen read 44. Checked light timer in living room. Lanai screen door is locked.
6/14/24: The ac thermostat was in the off position & the breaker for the ac air handler turned off when I arrived. Client advised that the ac air handler was not turning off causing a significant rise in the energy bill & needs to be repaired. I turned the ac air handler breaker back on & set the thermostat to the cool position for now per the client. The ac system turned back on & started to cool the residence again. The lawn is starting to look a little better since the last service call. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. Pink tags on landscape bushes & plants to keep the landscapers from trimming them. All storm shutter panels are off.
