Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/24: The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/17/24: The lawn is looking better since the last service call see photos below. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
6/17/24: Weeds are starting to grow in all the landscape beds see photos below. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
6/17/24: Additional service call photos.
6/17/24: Current photos of the lawn below. The lawn is starting to look a little better since the last service call. The irrigation timer box is in the locked position but appears to have been pried open at some point see photos below. It is in the run position with the first zone set to turn on at 12:15am. Most of the zones are set to run for 75mins. I relocked it using the key from inside the residence. The pool pump is still leaking while running photo below. All thermostats were set to 80. Guest wing hallway temps were 80.0 degrees & 52.6% humidity. Master bath hall temps were 80.2 degrees & 55.0% humidity.
6/17/24: Removed a Lawn care extraordinaire pest sign dated 6/6 from the front yard. Lawn conditions appear to be returning to normal except for a brown spot still on the left side of the house along the fence line photo below. The pool pump chlorinator appears to still be slowly leaking when the pool pump is running. The garbage disposal was seized again when i arrived. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
6/17/24: I watered the 3 interior plants as instructed. The front yard light is on, previously reported. No car in the garage but I assume you know that already. Branches down out back, photo below. There was food on the counter I have taken to throw away, phot below. Weeds growing on the lanai.
6/17/24: The lawn has a few small brown spots in the backyard. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
6/17/24: Drove here to meet the tech from Conditioned Air to repair the AC system. He never showed. The browning in the yard reported previously, is now improving with the recent rains we’ve had.
6/17/24: Checked all damp rids. Lanai screen door is locked.
6/17/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the ac thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
6/17/24: Removed a trugreen sign from the front yard. The lawn is starting to look better since the last service call. The irrigation timer is in the auto/run position see photo below. Replaced the old ac air filter with one of the new air filters of the correct size & wrote the date of installation on it. Photos below of the new ac filters & the old ac air filters in the garage that are the incorrect size. No packages by front door. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Pond water level was low. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/17/24: The lawn has some browning on the left & right side property lines. Did not see any weeds in the landscaping beds & all of the bushes looked good. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
6/17/24: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has several brown spots throughout the yard. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
6/17/24: Photos of the lawn below.
6/17/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/17/24: One small plant has not survived the harsh Florida heat, see phot below. A piece of screen spline on the roof of the lanai has come loose, photo below.
6/17/24: The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
6/17/24: Browning of the yard, reported previously, is much better with recent rain. This was a complete walk around and thru without running water however the toilet bowl levels are high. This was done to set up the service day change into next week.
6/17/24: Rebooted all of the internet & security equipment again. Keypad still had offline alert after reboot. The keypad had an alert for the garage side entry door again. I replaced the battery removing the alert from the door. The lawn has some brown spots throughout the yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/17/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves.
6/17/24: All of the landscaping bushes need to be trimmed soon. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
6/17/24: The browning in the lawn, reported previously, is better with the recent rain we’ve had. The landscaping has digging in it consistent with an armadillo digging for bugs.
6/17/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Some pest digging in the front mulch, reported previously. Raised and lowered the back hurricane screens. This was a complete walk around and thru without running water however the toilet bowl levels are high. This was done to set up the service day change into next week.
6/17/24: Current photos of the lawn. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
