Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/18/24: Drive back to set irrigation to early morning less time and 1 day a week6/18/24: Removed a problem solved pest sign dated 6/16 from the front yard. The lawn has some brown spots throughout the entire yard. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. The large propane tank on the left side of the house appears to be getting low on propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
6/18/24: I did not run water in any sink, shower or tub as well as I did not flush toilets. Client has RV antifreeze and the drains and traps. I did not water the potted plants out front as each indicate they have enough moisture using my moisture gauge. When I arrived, the irrigation system was running in the flower beds around the house. You have a cracked or loose fitting where the irrigation pipe meets the pump. I will send a video of it via text. I e been here 20 minutes and the same irrigation zone is running? The yellow tag I put on the circuit breaker tells me (and anyone else) the water heater is off at the switch next to the tank, so there is no need to turn it off at the circuit breaker, photo below.
6/18/24: New roof construction progress photos below. Most of the metal has been installed since the last service call. The driveway is sunken & cracked all along the left side possibly from heavy machinery see photo below. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/18/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered. Package at the front door, photo below.
6/18/24: There was some county work being conducted in the street on the left side of the house & location marks for utilities have been placed across the front yard when i arrived see photos below. The pool pump filter canister is still leaking while the pool pump is running see photo below. There was a foul odor coming from the kitchen when I arrived. I found some rotted food in the microwave & cleaned it all out with some cleaners & bleach see photos below. I left the door open & turned off the breaker for now. Will contact the client & advise them of the situation. Grass & weeds are starting to build up in the landscape beds. Monitoring the new sod along the seawall closley. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/18/24: Excessive weeds & grass are growing in all the landscape beds. Shed door is locked.
6/18/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
6/18/24: Met Blue Heron Landscape management to Troubleshoot the irrigation issue. Provided regular scheduled service call.
6/18/24: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/18/24: The alarm system would not let me arm it again as I was leaving. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
6/18/24: Browning in the yard is improving with the recent rain we’ve had. Started the SUV and it idled during the service call.
6/18/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
6/18/24: All ceiling fans are off. Mini split ac is on.
6/18/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet.

6/18/24: Put both empty garbage cans back inside the garage. There was some debris on the bottom of the pool see photo below. Made sure the water heater & range were off. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.

6/18/24: New gutters have been installed on the house & soffits repaired recently. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
6/18/24: Brought in one piece of mail see photo below. The shower head was not dripping when i arrived & turned all the way off today. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in & on. Both storage shed doors are locked. All storm shutter panels are off.
6/18/24: Swept gecko droppings off the kitchen & dining room floors. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
6/18/24: The lawn is starting to look better & only has a few small brown spots throughout the yard. The bottom hinge is coming loose on the gate on the left side of the house due to all of the screws holding it in place have rusted out making the gate difficult to open & close see photos below. There were more dead ghost ants in & around the master bathtub when i arrived. I wiped them all off & rinsed the tub for now. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
6/18/24: Brought in one piece of mail see photo below. The alarm system was activated there had been some activity inside the house since the last service call photos below. The internet still appears to be disconnected. Irrigation system is in the run position. Storm shutters on lanai are off. Water softener salt container is full. Left everything as is & the water main on when leaving to keep the house show ready.
6/17/24: Brought in one piece of mail see photo below. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/17/24: Made sure the water heater, range & ice maker were off. Brought in some pool floats that were laying on the lanai & put them inside the garage for now photo below. All ceiling fans are off. Poured 8ozs of Nuline ac drain line cleaner down the ac condensate drain line for preventative maintenance. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
