Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/24: Contractor access. Met with xfinity technician Miranda and let her into the residence for security system repair. I stayed with Miranda until she was finished. The technician stated that the touchscreen was really old & was no longer accepting updates. The technician also inspected all the cable lines outside of the residence. The technician attempted to install two different new touchscreens but was unable to activate them due to a glitch in the system which would require reinstalling the entire security system. The security system will have to be temporarily offline until the client returns. The residence still has internet & cable tv at this time. Client spoke with technician over the phone. I made sure everything was closed & locked when leaving the residence. 8am-10:30am.
6/21/24: Drive by. Put all the patio furniture etc inside the house see photos below.
6/21/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/21/24: Made sure the water heater, range & ice maker were off. Found the mid guest bedroom window unlocked & locked it. Watered all three plants. Clear panels on lanai are closed.
6/21/24: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/21/24: Brought in a package that was laying by the front door when i arrived see photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
6/21/24: The old expansion tank has been removed from the plumbing since the last service call see photo below. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/21/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not on or working.
6/21/24: Swept dead bugs off the front porch. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
6/21/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/21/24: Your lawn has little to no browning. The side yard by the AC condensing unit and pool equipment is longer than the other grass, photo below.
6/21/24: The ac system was back on & appeared to be working correctly again since the last visit. Will continue to monitor closely. All ceiling fans are off.
6/21/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/24: The water main was off upon departure. I called the HO we could determine which circuit breaker was the water heater so we decided to leave it on for now. I moved the humidistat to 55 from the setting of 32.
6/21/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
6/21/24: All ceiling fans are off.
6/21/24: Made sure the water heater, range & ice maker were off. The garbage disposal was seized when I arrived & im unable to free it. Wine cooler in kitchen was on & cold.
6/21/24: Gate is locked. A package is just inside the front door, photo below. Many palm fronds along the back side of the lanai cage photo below.
6/21/24: Portable dehumidifier in kitchen read 44. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
6/21/24: All ceiling fans are off. Checked all damp rid bags. All damp rid bags throughout the residence were full & had to be removed. Wine cooler in dining room read 58. Made sure the washing machine lid was open.
6/21/24: Poured 2oz of bleach in each toilet. The building is out of power for scheduled work.
6/21/24: Forwarding important mail, fliers, the Venice Gondolier, and junk mail remains here. I watered the two plants on the kitchen island. Photos of some of the browning in the yard, you may already know about.
6/21/24: There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Watered the plant on the lanai per the instructions provided.
6/21/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/21/24: Moved the thermostat 77 based on all the low humidity readings the past 2 service calls based on this note, photo below. The sconce light to the left of the front door is on now. The opposite side from last year?
