Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/25/24: Removed an Elite pest sign dated 6/17 from the front yard. There was a notice from the county on the front door concerning an irrigation leak in the yard see photos below. Photo of the county work in the front yard. The irrigation water line on the right side of the house appears to have been temporarily turned off by the county photo below. The pool pump filter canister lid was leaking while the pool pump was running. Bird droppings on lanai floor. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
6/25/24: The top of the island has been changed. The pool still has a great deal of debris on the bottom related to cleaning the pool pavers I’m sure, photo below. The front screen has not been repaired not sure if you remembered. The pool auto fill has not been put back on as of today.
6/25/24: Water is to remain off. Irrigation system was running in the back right corner when I arrived. Could it be the previous owner reset it already?
6/25/24: The batteries in the alarm system keypad were dead when I arrived. I replaced the batteries with four new AA batteries provided in the residence restoring power to the keypad. The humidity level was well below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn just has a brown spot in the backyard & on right side of house photos below. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
6/25/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered.
6/25/24: Brought in one piece of mail with a stack of sales flyers see photo below. The lawn has some brown spots throughout the entire yard. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/25/24: I poured bleach down the HVAC condensate evac tube.
6/25/24: The mini fridge in the garage was off & had no power when i arrived. I found the gfi outlet that it is plugged into tripped & reset it restoring power to the outlet & refrigerator. The lawn has some brown spots throughout the entire yard. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
6/25/24: I started the car and it idled during the service call.
6/25/24: Removed a Problem solved pest sign dated 6/25 from the front yard. Current photos of the lawn below. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
6/25/24: Met county inspector for mini split. Jammed overhead garage door, found it locked at both ends and power to the opener. My suggestion is one or the other to prevent accurate to the opener. If locking the door is desired the opener should be unplugged. If the opener is to have power the door shouldn’t be locked, the opener becomes the locking mechanism. The mini split does not appear to be working.
6/25/24: The lawn still has large brown spots throughout the entire yard. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/25/24: The pool pump is set to pull water from the bottom center drain.
6/25/24: The alarm pad next to the garage door beeps lightly every minute or so.
6/25/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
6/25/24: Water to remain on for plant irrigation on the lanai. I walked the house after coming back inside to ensure all water faucets, shower heads and toilets were not running.
6/25/24: I watered all but 2 plants on the lanai and the 2 out front., as it has been raining every 3rd day now. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The water level of the pool is touching the bottom of the coping.
6/24/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai.
6/24/24: I check the plants on the lanai/pool cage, some still needed water but not all. Brought in a pool slip dated 6/21/24
6/24/24: Weeds growing in the landscaping, photo below. 👇 I found the master bathroom sink filled with water. The stoppers are down as that is the way they were when I began service this year. The bath sinks do not have overflow drain. I discovered the faucet drips even when it’s off, this is why the sink filled. Inside the cabinet what sat on the base shelf and it now has a bit of a warp in the center. The water probably came in around the faucet base. Photo of the inside of the cabinet below.
6/24/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves.
6/24/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Some pest digging in the front mulch, reported previously. Raised and lowered the back hurricane screens. I pulled several weeds on the lanai.
6/24/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously. I pulled all the larger ones.
6/24/24: The generator ran during the service call
6/24/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai.
