Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/1/23: Did not see any evidence of water intrusions inside the residence at this time. Put the car keys back inside the storage room & made sure the doors were locked.
9/1/23: Made sure the water heater, range & ice maker were off. Several lights throughout the residence were on when I arrived. I turned them off before leaving. All ceiling fans are on.
9/1/23: The garage temperature and humidity is very good. The car charger was lit with green light.
9/1/23: Browning in the yard still persists. I moved the humidistat back to 55 based on today’s humidity level inside.
9/1/23: Couple of faint water stains on the master bedroom ceiling & master closet ceiling photos below. Appears to be bleed through from old stains on the bedroom ceiling. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I found the fan setting on the thermostat in the dining room in the on position & put it back on the correct setting of auto photos below. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/1/23: I watered 1 total plant within the hurricane shutter, none out on the pool deck and none out front. I poured 2 oz of vinegar down the HVAC condensate tube chased by water. Weeds are growing in the cracks of the lanai and also the potted plants, reported previously. I found 2 tripped circuit breakers, photos below.
9/1/23: Checked all damp rid bags. Wine cooler in dining room read 16.
9/1/23: I poured 4oz of vinegar down the HVAC condensate tube then chased with water. Most of the ants in the master bedroom on the window sill are dead however there are still live ants, may want to call TrulyNolen for another treatment- it’s part of the service fee.
9/1/23: There is a faint water stain above the master bed see photos below. Brought in thirteen pieces of mail see photos below. Lamp in foyer is on. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will start the vehicle every other service call.
9/1/23: New roof construction progress photos below. Did not see any evidence of water intrusion’s throughout the residence at this time. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
9/1/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. Below is a photo of the ceiling just before entering the bedroom behind the garage. I’ve been watching this sport all summer and it has not gotten worse.
9/1/23: New roof construction progress photos below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the front windows closely. Monitoring the previous water leak in the master bathroom closely.
9/1/23: I brought in several pieces of mail one looked important., photo below. The lawn has not been mown since the last time I was here. It is not excessive but will require mowing to keep the city happy I think. I started the car and it idled during the service call. Someone put a heavier rope on the center eyelet of the cover and wrapped it around the mirrors possible to make it less like to blow off from the storm. The deadbolt lock was not locked. The fence is gone on the one side of your yard, photo below. Several dead flies in various parts of the house. Cannot see where they may have gotten in but if the door was open for a period of time maybe?
9/1/23: The pool side guest bathroom with the shower cannot run the shower as there is cellophane over the drain. The ant situation mentioned in past service call reports have not returned however there were several dead ants in the shower and the garden tub in the master bedroom.
9/1/23: Vines are starting to build up on the all the landscape bushes. Was unable to drive any vehicles during today’s service call as the roads in the community are currently being resurfaced see photos below. Ran the mesh storm shutters up & down for preventative maintenance. Had to turn the spa off when i arrived. Client advised that the irrigation pipe leak along the left side of the house is being addressed. Excessive weeds are building up in the pool tiles. Pool cage is damaged & waiting to be repaired.
9/1/23: The lawn is no longer long as previously reported, it could be cut but it’s not excessively long. The weeds are starting to take over in the landscaping, reported previously. I found several dead palmetto bugs in the master bedroom and hall, I couldn’t sweep them this time as my old sweeper died and I’m waiting for a new one to arrive. I found no electrical abnormalities, photo of new box below.
9/1/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The drywall work is done, photo below. There is a bit of light dust on some items, photo below of the X I made on the burgundy chair.
9/1/23: The batteries in the garage keypad were dead & the garage door would not open when I arrived. I replaced the batteries with two new AAA batteries restoring power to the keypad. Did not see any evidence of water intrusions inside the residence at this time. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
9/1/23: The light above the sink in the guest bathroom was on as well as the small master bedroom closet, I shut them both off.
9/1/23: The ac thermostat was blank & the ac system was off again when i arrived photo below. The ac system appears to need repair at this time. Did not see any evidence of water intrusions inside the residence. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
9/1/23: The dehumidifier read 57. The AC was not running and there was no display on the thermostat. The float switch continued for the air handler condensate line is full of water, it needs cleaned. I left the key in a key box on the door for the AC tech.
9/1/23: Did not see any evidence of water intrusions inside the residence. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. Irrigation system is on. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
9/1/23: Drive by. The refrigerator & alarm system keypad were off when I arrived. I found numerous tripped breakers in the breaker panel & reset them restoring power to the refrigerator & security system. Will contact the client & advise them of the situation. The ac system was on & working correctly. All doors & windows were secure. Pool water level was at the optimal level. Activated the alarm system when leaving.
9/1/23: All storm shutters have been installed since the last service call see photos below. Found several breakers tripped in the breaker panel when I arrived & reset them all see photos below. Watered the plants on the kitchen counter.
9/1/23: Drive by. Brought in four pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding.
