Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/23: Alarm pad continues to beep about every 10 seconds. No ants found on the master bedroom window sill. The water main valve in the garage works very hard and I cannot close it 100%, still open about 5%.
9/4/23: I poured vinegar down the HVAC air handler condensate tube. I watered the 2 plants next to the water main valve outside they are still yellow. There were no dead ants on the window sill in the front guest bedroom this service call. There are no ants found in the living room this call. Weeds growing in the landscaping, as reported previously.
9/4/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
9/4/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously. The living room smoke detector was chirping so I replaced the batteries and reset the detector. I was able to reach it because I brought my 14’ telescoping ladder. Out front shutter up and removed all StormSmart panels.
9/3/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

9/2/23: Drive by. Did not see any evidence of water intrusions inside the residence at this time. Ac system was on & working. Refrigerator & freezer were both on & cold. All doors & windows were secure. Garage storage room was ok.
9/2/23: Drive by. Approximately 15’- 20’ of the backyard has been washed out when the water rose over the seawall during the hurricane requiring new dirt & shell to be installed see photos below. Cleaned up all of the debris. Fire pit has been damaged. Washout on back left corner of backyard has started again photo below. Pool is still slightly green. Did not see any evidence of water intrusions inside both residences at this time. Water main has been turned off.
9/2/23: Drive by. Did not see any evidence of water intrusions inside the residence at this time. Ac was on & working. All doors & windows were secure. Photos of the boat & motor below.
9/2/23: Drive by. Photos of thirteen pieces of mail & two ups slips below. Did not see any evidence of water intrusions inside the residence at this time. Ac thermostat had a blank screen when I arrived. I could not get it to turn on & did not find any tripped breakers. The condensate drain line does not appear to be clogged. Will contact the client & advise them of the situation. Refrigerator & freezer were both on & cold. All doors & windows were secure. Watered the plants.
9/2/23: Drive by. Did not find any evidence of water intrusions inside the residence at this time. Ac system was on & working. Refrigerator & freezer were both on & cold. All doors & windows were secure. Found two small sections of soffits slightly pushed up on the left side of the house see photos below.
9/2/23: The gfi outlets on the carport & in the main bathroom were both tripped when I arrived. I reset them restoring power to the outlets. Did not see any evidence of water intrusions inside the residence at this time. Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
9/2/23: Drive by. Brought in one piece of mail see photo below. Ac system was on & working. Pool water level was at the optimal level. Did not see any evidence of water intrusions inside the residence at this time. All doors & windows were secure.
9/2/23: Drive by. Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Did not see any evidence of water intrusions inside the residence at this time. Ac system was on & working. All doors & windows were secure. Refrigerator & freezer were both on & cold. Seawall was ok.
9/1/23: Water has been restored to the residence. Made sure all interior doors were open for air circulation. Photo of the pantry door waiting to be installed. Flushed the master bathroom toilet by turning the supply valve on & off. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
9/1/23: Additional service call photos.
9/1/23: Renovation progress photos below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
9/1/23: Did not see any evidence of water intrusions inside the residence at this time. Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
9/1/23: Drywall finish work has started inside the residence since the last service call see photos below. Watered the plant in the kitchen.

9/1/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly.
9/1/23: Monitoring all ceilings closely. Water damaged ceilings waiting to be repaired. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/1/23: Did not see any evidence of water intrusions inside the residence at this time.
