Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I did not find any additional bugs previously reported and no live bugs at all.
9/6/23: Kyle with the screening company was at the residence when I arrived setting up materials to start the pool cage rescreening see photos below. The last of the vinegar has been used for the ac condensate drain line. A new ac condensate drain line cleaner product called Nuline is recommended. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
9/6/23: The ant situation is about the same as last report, little to no increase and none are alive. I swept these areas up a bit to be able to monitor these areas. There was a letter in th door, photo below.
9/6/23: Both dehumidifiers ran while I was here. Kitchen read 38 and bathroom 35. I
9/6/23: The dehumidifier was running and read 40. There is a new thermostat installed.
9/6/23: A pineapple has started to grow on the lanai photo below. Checked all damp rid bags. Wine cooler in dining room read 46. Deep freezer in front room closet was on & cold. Monitoring all previous water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the door handle unlocked when leaving.
9/6/23: I put the blue Lowe’s bucket in the garage per client. I adjusted the camera on the lanai.
9/6/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet. Fridge is of and the doors open.
9/6/23: The kitchen sink has started leaking from both drains when water is running through the sink see photos below. Both sink drains are slightly raised & appear to be seated improperly causing additional leaking photos below. Will contact the client & advise them of the situation. Left a lockbox on the front door with a key to the residence inside for Anthony with A++ proformance plumbing to repair the kitchen sink drains.
9/6/23: Poured the last of the vinegar available down the hvac condensate drain line for preventative maintenance. Another ac condensate drain line cleaner product called Nuline is recommended. Checked all damp rid buckets.
9/6/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
9/6/23: Made sure the water heater & range were off. Brought in two pool service slips dated 8/29 & 9/5. Right side pool cage door is locked. All storm shutters are on. Locked the door handle only when leaving.
9/6/23: Additional service call photos.
9/6/23: Section of soffits & facia missing from back left side of the house. Renovation progress photos below. Did not see any evidence of moisture or current water intrusions inside the residence at this time. Ac system is waiting to be repaired. All ceiling fans are off. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door photos below.
9/5/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
9/5/23: Soffits & facia on building are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
9/5/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. Made sure the water heater, range & ice maker were off. The humidity level was below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
9/5/23: Pool draws from the center bottom drain per client. I found about 50 dead flying ants (none were alive) on the laundry sink countertop, photos below. I cleaned these up. I put the shutters up. I put the shutter remote in the silver dish and came out the garage.
9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
9/5/23: There were some new water stains on the center of the dining room wall & above the dining room windows see photos below. One of the dining room pictures was on the ground from the wall getting wet behind it photo below. The left side window sill has water stain marks & the right side window has evidence of moisture along the edges of the drywall. Will contact the client & advise them of the situation. Everything was dry to the touch & I did not see any standing water. New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile or sheet metal to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
9/5/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning in the yard is about the same, reported previously. Dead plant in back yard, photo below.

9/5/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles or sheet metal to be installed. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
9/5/23: I poured a few ounces of bleach in each toilet.
