Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/7/23: The front guest bathroom toilet was off at the valve that feeds the tank from the wall. When I turned it on, I discovered that the tank filled tube and float mechanism was broken at the base. I filled the tank and flushed it and then shut it back off at the valve. Met Steve Batten so he could remove the shutters and we could stack them in the garage.
9/7/23: Some browning of the yard reported previously. The spot in the master bedroom closet I think is getting worse, reported previously. There is one possibly lifted shingle that I can see from the ground, photo below. Steve Batten suggested the shutter bolts be removed and the painted cleaned off them possibly by using paint remover. He also said there are several that should be replaced as the heads are worn pretty well and he fears they may be stopped completely if another storm comes. Shutters are removed.
9/6/23: Storm damaged garage overhead door has not been replaced yet.
9/6/23: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. When I poured the water in the tube filled up which indicates that is about to plug up. It did go down fairly quickly. I started the car and it idled during the service call. I found several dead ants in the living room slider track, photo below. Just a few in the bedroom track. I did not find any live ants.
9/6/23: I poured vinegar down the HVAC condensate tube and then chased with water. Some dead ants at the living room slider, photo below. I did not see any live ants.
9/6/23: Found the straps already removed from the boat dock pylon & placed them back inside the container by the front door. Brought in theee pieces of mail with a stack of sales flyers see photos below. I placed all the mail on the kitchen table per the client. Checked all light timers. Visual check of the boat photo below. Both display panels on the boat read HU. Will connect straps in event of hurricane. All storm shutters are closed. Turned off the water main to the house only when leaving. Chains were up across driveway’s. Flags were in yard.
9/6/23: New roof construction has not changed in appearance since the last service call. Roof appears to be waiting for new tiles. Brought in eight pieces of mail see photos below. Did not see any of the pool equipment leaking during today’s service call. Pool Bathroom renovation progress photo below. All the gutter downspout’s will need to be reattached after roof construction is completed. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Mini fridge & keg cooler on lanai were both on & cold. Monitoring all previous water stains on the ceilings closely. Visual check of the boat photo below. All storm shutters are closed.
9/6/23: I poured vinegar down the HVAC air handler condensate tube. There is a downspout that looks like it’s been shortened, reported previously. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. Circuit breaker 19/20 for the master bedroom and bath was tripped, I reset it, photo below. The car started and idled during the service call. The smoke detector in the guest bedroom is chirping indicating the battery needs to be changed. I changed it out - 1 9v battery.
9/6/23: Monitoring all ceilings closely.
9/6/23: I checked under the windows for wet carpet and I did not find any dampness.
9/6/23: Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
9/6/23: One damaged screen on the lanai, photo below.
9/6/23: Current photos of the front yard below. The concrete privacy wall by the garage side entry door is starting to separate from the side of the house. All storm shutters are closed. Visual check of the boat photo below.
9/6/23: The refrigerator is running and cooling. Towels against the front door area, photo below. Bear down!! Photo below. Found a stuffed bear on the 2nd to top step photo below. I put it on the bed with the other stuffed toys.
9/6/23: Brought in two pool service slips dated 8/23 & 8/30. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
9/6/23: Put the empty garbage can back on the side of the house. Made sure the water heater, range & ice maker were off. Watered the plants on the lanai. Mesh storm shutters are closed. Irrigation system is on.
9/6/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are two more spots where the armadillo was digging in the back of the pool cage next to or under the bush, photo below. There are two armadillo holes out front. One hole is in the landscaping near the corner of the garage and the others is the front landscaping on the other side of the rocks where all the digging began. Photos below.
9/6/23: Some browning of the front lawn, reported previously. Met Lemon Inspections for the 4 point inspection. I also met Hope, your neighbor. She mentioned a new company doing the lawn, KBB? She suggested that I mention you might want to call them to see if they would spray the weeds around the house. I sprayed two wasp nest his service call.
9/6/23: Lanai screen door is locked. All storm shutter panels are up. Water main is inside garage inaccessible to construction workers.
9/6/23: There were some more geckos around the weather stripping of the front door when I opened it. The geckos appear to be getting in through the weather stripping around the front door. Picked up a few gecko droppings from the floors in several locations throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
9/6/23: The black ant situation along the slider is no different, I found no live ants.
9/6/23: There appears to be a large brush fire several miles east of the residence that was dropping small pieces of burnt ashes from the sky see photo below. Will contact the client & advise them of the situation. The lawn has some browning throughout the yard. Irrigation system light was blue. Storm shutter panels are on over the front door.
9/6/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.
9/6/23: Quite a bit of work being done inside. The disposal is frozen. The master bathroom appears to be completed. The carpet leading into the master bedroom that was very dirty has been cleaned, photo below.
9/6/23: There appears to be a large brush fire several miles away to the east starting to drop some ashes from the sky see photo below. Current photo of the palm tree by the driveway. The fronds are green but do appear to be drooping photo below. The pool pump filter canister lid was not leaking during today’s service call. There are several brown spots in the lawn. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutters are on.
