Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,356 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/28/25: The pool water level was a little low when I arrived. I ran the hose in it during the service call and set the water timer for 60 mins to help bring the water level back up. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
10/28/25: The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. Removed an elite pest signed dated 9/22 from the front yard. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
10/28/25: Brought in one piece of mail with a stack of sales flyers. I put the prepaid envelope in the mailbox to be forwarded to the client. Removed a truly Nolan pest sign dated 10/14 from the front yard. The lawn has some brown spots throughout the entire yard.
10/28/25: The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
10/28/25: Brought in four pieces of mail with some sales flyers see photo below. Made sure the oven and ice maker were off. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat. All storm shutters are open. Left the water heater & water main on when leaving.
10/28/25: The plate on the vehicle expires soon. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.
10/28/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
10/28/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
10/28/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/28/25: Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
10/28/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/28/25: More vinegar will need to be provided for the AC condensate drain line soon. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/25/25: Storm prep reversal for clients return. Opened all storm shutters, put all the furniture, curtains, leather couch etc back out on the lanai photos below. Brought in a small package that was laying by the front door & made sure everything was locked up when leaving.

10/24/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
10/24/25: All ceiling fans are off. Lanai screen door is locked.
10/24/25: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
10/24/25: The inside of the residence appears to have been cleaned since the last service call. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/24/25: Maintenance appears to have been conducted on the AC system since the last service call. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 14. Front load washing machine lid is open to prevent odors.
10/24/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
10/24/25: Brought in one piece of mail see photo below. Excessive weeds are building up in all the pool pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
10/24/25: All of the landscaping bushes have been trimmed since the last service call. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
10/24/25: All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
10/24/25: All of the weeds have been removed and the lanai has been pressure washed since the last service call photo below. Brought in one piece of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. All storm shutters are closed.
10/24/25: Turned everything back on for clients return and let the hot water run throughout the residence during the entire service call. The humidity level was still slightly over the acceptable level of 60% inside the residence due to lower outside temperatures causing the ac system to sit idle longer throughout the day. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen read 53. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
