Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,026 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!

4/10/24: Home under renovation from flood damage. Painter working inside on door jambs. The pool pump has only one timer nubs. Debris on the bottom and top of the pool. The weeds growing on the lanai have been sprayed and are dead. Vinyl flooring has been installed in all rooms. The pool has debris at the bottom and the edges and corners need scrubbing, photos below.
4/10/24: One palm tree on the side of the house appears to be dying, reported previously.
4/10/24: Several of the rooms with exterior walls that have windows have the window area sectioned off and dehumidifiers running, baseline photos below. Carpet is off the steps to the upstairs. The upstairs bedroom and TV room were closed off completely no real access to them. There was a tripped circuit breaker for the kitchen GFI island, photo below. The water main valve to the home was on upon arrival, I turned it off upon departure. I took photos of the back landscaped area. The garage lights were on upon arrival, I shut them off.
4/10/24: The humidity is acceptable so I moved the thermostat to 78. The humidistat is still set at 55 would be better. There is fascia that needs nailed back up in the pool area, photo below. There is some screen spline that has come loose or needs reply, photo below. The front entry door drags a bit at the bottom when you open it.
4/10/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit is starting to come out at the gable peak in the back, reported previously. There is a tree branch hanging over the shed that could damage the roof in high winds or a hurry, photo below. I ran water in the pool during the service call.
4/10/24: I watered all the plants surrounding the pool inside and out. There were two pieces of mail I brought inside, they were sales flyers. The hydraulic closer for the pool screen door is broken, reported previously. I ran water in the pool while I was here.
4/10/24: Stopped to change the batteries in the thermostat.
4/10/24: I left the key in a lockbox on the front door as requested. I moved the thermostat to 78 from the 75, which is where it is generally at this time of year.
4/10/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water. I left the key in the lockbox on the front door for the plumber.
4/10/24: Poured 2oz of bleach in each toilet.
4/10/24: Almost every circuit breaker is off with the exception of the AC system. The air filter for the air handler should be replaced, reported previously. I could not find any so if you’d like I could pick one up. Both toilets are leaking at the gasket between the tank and the stool. This is not a immediate issue as they only leak when flushed and the water main is off.
4/10/24: The dehumidifier in the kitchen read 52 and had some condensation in the evac tube. The dehumidifier in the bathroom read 51 and did not have condensation in the evac tube.
4/10/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The deadbolt lock on the door to the garage was not locked upon arrival but locked upon departure. Front door has a lockbox on it.
4/9/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/9/24: Both garbage cans were down by the street for collection when I arrived. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
4/9/24: The water main was on for the contractor when I arrived. There were no workers present inside the residence when i arrived. Renovation progress photos below. Made sure the water heater & range were off. All shutters are closed. One of the lanai screen doors is temporarily unlocked for the contractor. Left the water main on for the contractor when leaving.
4/9/24: The water main was on & the shower head in the bathroom was dripping a steady stream of water when I arrived. I tried moving the shower handle around to see if the water would stop dripping but it would not. The water will stop dripping for now once the water main main is turned off outside. Will send a video of the shower head to the client via text. Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired.
4/8/24: Drive by. Returned to the residence to check the pool water level & turn off the water main to the house. The pool water level was back up to an optimal level of approximately the middle of the top skimmer port after running the hose in the pool during the service call & for 60mins upon leaving. I also did not hear the pump losing prime anymore. Will continue to monitor closely.
4/8/24: There are weeds starting to grow in the pool pavers see photos below. Brought in one piece of mail with some sales flyers see photo below. The inside of the mailbox had a large ant infestation when I removed the mail. I sprayed some bug spray inside the mailbox killing the ants for now. Vacuumed up all the dead ants in the living room. Ran the hose in the pool during the inspection to help keep the water level up. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/8/24: The pool water level was low approximately 1” from the bottom of the top skimmer port & the pump was starting to lose prime when I arrived. I ran the hose in the pool during the entire service call to bring the water level back up. Brought in a package that was laying by the front door see photo below. Made sure the water heater, range & ice maker were off. Picked up the check & key to the residence from the kitchen counter. The small ac air filters in all the bedrooms need to be cleaned or replaced see photos below. Found both master bathroom windows unlocked & locked them. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off. The pool water level was not back up to the optimal level of the middle of the top skimmer port when I was finished with the inspection. I set the water timer to 60mins to bring the water level back up & will return to check the pool water level & turn the water main back off.
4/8/24: The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
4/8/24: Brought in one piece of mail see photo below. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Storm damaged wood privacy fence on back porch is waiting to be repaired. Both sheds are storm damaged.
4/8/24: Inside of residence has been cleaned. Portable dehumidifier read 46%. Left the water main on when leaving. All storm shutters are open.
4/8/24: Both garbage cans are full & down by the street for collection. The pool water was slightly green when i arrived photo below. Brought in three pieces of mail see photo below. The inside of the residence appears to have been cleaned. The ac air filter is dirty & needs to be replaced. All storm shutters are open. There appears to be some rust staining on some of the pool tiles by the waterfall. Left the water main on when leaving.
4/8/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the ac to 73 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Put the keys back in the shed when leaving.
