Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,162 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/30/24: Picked up the check from the dining room table. All breakers are off except for the ac & heat breakers. New ac system installed recently was on & working correctly. Ac air filter was recently replaced. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
4/30/24: Made sure the water heater, range & ice maker were off. Found the living room sliding glass door unlocked & locked it. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle for too long. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl. Toilet bowl cleaner is needed for the bathrooms.
4/30/24: With the exception of the upstairs TV room all of the plastic that sealed off rooms that were being worked on have been removed, reported previously. All dehumidifiers have been removed with the exception of one in the upstairs living room. Two pieces of mail, photo below. Photos of back landscape and back upstairs wall below. Water main was on upon arrival off upon departure.
4/30/24: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open.
4/30/24: The door handle on the front door was unlocked when i arrived. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
4/30/24: Removed a Truly nolen pest sign dated 4/26 from the front yard. There was excessive yellowing throughout the lawn when I arrived see photos below. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. Made sure the water heater & range were off. All ceiling fans are off. The humidity level was slightly over the acceptable level of 60% inside the garage. I lowered the ac to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge on lanai is off & door open. Ran water in lanai sink.
4/30/24: Additional service call photos.
4/30/24: The garbage can was still full & down by the street for collection when i arrived. A Fpl location marker has been placed in the front yard on the right side of the driveway photo below. The rusted metal banding on the front left corner of the house appears to be getting worse see photos below. The pool had areca palm debris on the bottom & the lanai floor was covered in excessive bird droppings again see photos below. There appears to be another hole forming underneath the sod along the seawall see photos below. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. The rope on the slidemoor attached to the bow was completely snapped in half & the cleat was underneath the water when I arrived photos below. I was able to tie the rope back together & use the slidemoor. Brought in nine pieces of mail see photos below. Made sure the water heater, oven & ice maker were off. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
4/30/24: There were several large yellow spots in the lawn in the right side of the house when I arrived see photos below. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again when I arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
4/30/24: Drive by. Went back to the residence to put the garbage cans back inside the garage & check the status of the new roof installation. There were workers present on the roof & the inside of the residence has been cleaned since the last drive by see photos below. Pool was covered to keep debris out.
4/29/24: Drive by to pick up the key to the garage door & get you into your regular scheduled route on 5/9. Made sure the water heater, range & ice maker were off. Ran water throughout the residence & thermostat read 78/78. Checked the golf cart & vehicle in the garage & turned off the water main when leaving. The front porch was prepped for painting of the exterior of the building when i arrived photo below.
4/28/24: Drive by. Put both garbage cans down by the street for collection. There was a trailer in the driveway & some new roofing supplies on the roof when I arrived see photos below. Turned off the water heater, range & water main. Ice maker was off. Pool water level was at the optimal level of half the top skimmer port.
4/26/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/26/24: Watered the plant by the front door. Made sure the water heater, range & ice maker were off. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.

4/26/24: Brought in one piece of mail with some sales flyers see photo below. Water heater, oven & ice maker have all been turned off. Left the ceiling fan on the lanai on per clients instructions. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are open. Did not hear any toilets running. Did not find any water leaking anywhere. Put the key back in the lockbox when leaving.
4/26/24: Picked up the new key from the kitchen counter. The portable dehumidifier on the kitchen counter was completely off when i arrived. I turned it back on & made sure it was working correctly. Made sure the water heater, range & ice maker were off. Found one of the dining room windows unlocked & locked it. Watered the three plants on the kitchen counter. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door has a small tear in the top screen photo below. Storm shutter on lanai is closed. Section of storm damaged pool cage still waiting to be reconnected on lanai.
4/26/24: Additional service call photos.
4/26/24: Photos of the new vinyl privacy fence below. All of the gates & hardware were operating correctly & smoothly. A Ryobi 40v battery pack was left on top of the boat in the backyard. I left it there for now. Brought in two pieces of mail see photo below. The shower head was not dripping today when i arrived. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off.
4/25/24: Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
4/25/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room read 50/61. All storm shutters are closed & shutters on lanai cracked open for ventilation. All patio furniture cushions are inside.
4/25/24: A realtor was leaving the residence after a showing when i arrived. Made sure the water heater & range were off. The garbage disposal started leaking excessively from the bottom after being turned on & water being ran through it see photos below. I cleaned up the water, unplugged the disposal, shut the valves off to the sink & tagged it as such. The living room & dining room ceilings have been repaired since the last service call see photos below. Storm shutters on lanai are closed.
