Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 36,093 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.9/4/26: The car has been removed from the garage since the last service call. Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
9/4/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address.
9/4/26: The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
9/4/26: Excessive weeds are building up on the lanai. One of the lanai screens is loose or torn. Client is addressing. The red Nissan SUV was parked in the driveway. Wash outs are forming underneath all the gutter downspouts. Client is addressing. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
9/4/26: Palm tree was wet from recent rain. The garage floor was dry during today’s service call. Old water puddle stain on garage floor. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
9/4/26: Ran water throughout the entire residence. Checked all damp rid buckets. All ceiling fans are off. Some furniture on lanai. Lanai screen door is locked.
9/4/26: Checked all damp rid bags. Paint buckets in hallway. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Lanai needs to be cleaned. Monitoring the water stain on the garage ceiling closely.
9/4/26: The inside of the residence will need a light cleaning from dust. The metal AC return vent on the front entryway ceiling slightly vibrates while the AC is running from loose vanes. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked.
9/4/26: Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
9/3/26: A pool cage gutter seam on the back right side of the house above the pool cage screen door leaks water & needs to be resealed. Client will address. The lawn has some slight browning throughout the entire yard. All ceiling fans are off. Checked all light timers. Made sure the back door was fully closed. Both lanai screen doors are locked. Water softener salt container 1/4 full. Green forwarding slip in mailbox.
9/3/26: Brought in one pool service slip dated 8/20. Air purifier in living room read 100%. Ran the disposal in the coffee bar sink. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All objects along the sides of the house are strapped down. All storm shutters are closed & panels are on.
9/3/26: All ceiling fans are off. All Storm shutter panels are off.
9/3/26: The AC air filter was still relatively clean but I replaced it as it has been more than 90 days since last replaced. The lawn has some brown spots throughout the yard. Monitoring the water damaged dining room ceiling closely. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
9/3/26: Brought in one piece of mail that appeared to be important with some sales flyers photo below. There appears to be a broken irrigation sprinkler head causing a washout on the front left corner of the residence in front of the AC condenser. Mini fridge in kitchen is off and door propped open. All ceiling fans are off. Checked light timer in living room. Lanai screen door is locked.
9/3/26: The triple palm tree in the front yard appears to be dying. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on. New storm shutters on lanai are temporarily open for inspection.
9/2/26: Brought in one piece of mail with some sales flyers see photo below. The lawn has a few small brown spots in several areas throughout the entire yard but appears to be getting better. Deep freezer in laundry room is off. All bedroom AC air filters are dirty and need to be replaced. Ac thermostat order is as follows- #1- Kitchen. #2-Master bedroom. #3-Guest wing. Checked all damp rid bags throughout the residence. Large damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Mesh storm shutter on lanai is closed. Both lanai screen doors are unlocked.
9/2/26: The hose going into the pool pump chlorinator appears to be slowly leaking while the pool pump is running. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
9/2/26: All the Landscape trees and bushes may need to be trimmed soon. Weeds are starting to grow in the lanai pavers. The lawn has some large brown spots in several areas throughout the entire yard. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car is expired. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is a little over 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
9/2/26: The pool pump filter canister lid was slowly leaking while the pool pump was running when I arrived photos below. Removed a truly Nolan pest sign from the front yard. The lawn has a few small brown spots in a couple areas throughout the yard. Mini fridge and coffee bar area is off and door is open. Mini fridge in laundry room was on and cold. Front load washing machine door is cracked open to prevent mildew and odors. Living room ceiling fan is on. Green forwarding slip in mailbox. All metal & mesh storm shutter panels are on. All other mesh storm shutters are closed.
9/2/26: Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is unplugged. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s.
9/2/26: The refrigerator is currently on but not cooling and waiting to be repaired soon. Mini fridge in kitchen is off. All ceiling fans are off. Lanai screen door is locked.
9/2/26: The humidity level was slightly over 55% inside the residence. I lowered the humidistat to 40% for now to circulate air in mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable.
9/2/26: Drive by. Unplugged the water softener, correctly connected the battery maintainer to the car, made sure everything was off & turned the water main off.
9/2/26: Contractor access. Met with technicians nick & kevin from air tech & let them into the garage to perform electrical work on the new storm shutters recently installed on the lanai. I stayed with the technicians until they were finished. I made sure the shutters worked correctly when the technicians were finished & made sure everything was closed & locked up when leaving. I put the new remote & crank handle for the shutters inside the residence for now. Permit for new shutters is on lanai. Follow up county inspection of the work completed will be required. Pool water level was good and removed a truly Nolan pest sign from the front yard. 9:15am-10:15am.
