Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,912 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/20/24: Drive by. Went to the residence to perform an inspection but the water main was on when i arrived & it appeared the residence was occupied. Will contact the client.
3/19/24: Watered the orchid on the kitchen counter using the instructions provided by the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/19/24: Brought in six new large damp rid buckets & replaced all the old full damp rid buckets throughout the residence see photo below. The humidity level was under 60% inside the residence again when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The water heater has reached 10yrs of age & may need to be replaced soon. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Sections of the building facade are still waiting to be repaired.
3/19/24: There are some perishable items inside the refrigerator. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Facade of building is still being worked on.
3/19/24: Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again when I arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
3/19/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when i arrived.
3/15/24: Made sure the water heater, range & ice maker were off. Found the guest bathroom drain stop connection to the trap leaking underneath the guest bathroom sink when running water through it due to a deteriorated plastic washer inside the connection see photos below. Will send a video of the leak to the client via text. I cleaned up all the water, turned off the supply valves to the sink & tagged it as such for now. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
3/15/24: The residence appears to have been cleaned & some furniture has been placed throughout the residence since the last service call see photos below. The humidity level has been over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Left the kitchen lights on when leaving per the instructions.
3/15/24: There are some perishable items inside the refrigerator. Watered the potted plants on the lanai & in the living room. The pool water level was slightly low again when i arrived. I ran the hose in it during the service call & set the timer for 60mins to bring the water level back up. Hairline step cracks in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are open.
3/14/24: There has been some digging in the landscape mainly the mulch was moved around. This is consistent with an armadillo searching for grubs. There was a tripped breaker for the Foyer, photo below. I reset it and it did not trip again while I was here. The shower curtain fell down in the guest bathroom. I tried to put the rod up but even screwed out as far as it could go it wouldn’t stay up. Weeds beginning to grow on the lanai.
3/14/24: I poured vinegar down the HVAC condensate tube and chased it with water.
3/14/24: Home under renovation from flood damage. No work being done today, home locked and vacant. I cannot see anything that has changed since last week.
3/14/24: I put the two garbage containers in the garage. Pool has debris on the bottom, photo below. Edges of the pool need brushed, photo below. Watered all the plants surrounding the pool inside and out. There were several pieces of mail I brought inside, but none appeared important. There is no change of the ceiling in the bunkbed bedroom from the photo last week.
3/14/24: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I set the humidistat to the on position to tested the temperature of the air coming out of the vents which was 78 degrees & indicates that the air conditioning is not working properly & needs maintenance at this time. Will contact the client & advise them of the situation. Was unable to access the garage storage room as it appears the locks have been rekeyed recently. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
3/14/24: There was some work being performed on the exterior of the building when I arrived see photo below. Brought in a package that was laying by the front door when I arrived see photo below. Ac thermostat is set to auto/ auto which is causing a high humidity level inside the residence. The cool setting is recommended to accurately maintain temperatures. Storm shutters on lanai are closed.
3/14/24: The humidity is a bit high but still acceptable.
3/14/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit starting to come out at the gable peak in the back, reported previously. Met inspector at noon for insurance.
3/14/24: The humidity level was below 60% inside the residence again when I arrived. I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed. Tag on vehicle appears expired.
3/14/24: The exterior of the building appears to have been pressure washed since the last service call. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
3/14/24: The building has been prepped for painting since the last service call & there was painting work being performed on the building when i arrived see photos below. The front door was open & there were painters inside the residence when i arrived see photos below. The lanai will need to be cleaned after the painting is completed. Both the garage & front doors were open when i arrived but i was still able to test the new keys which worked on the door locks. The workers adjusted the ac thermostat & lowered it a degree. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
3/14/24: The water main valve was on upon arrival. I turned it off upon departure. The one palm tree on the side of the house appears to be dying, photo below.

I raised the thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
3/13/24: The humidity is a bit high, but that’s to be expected with outside temperatures barely reaching the settings of the thermostat inside. The AC isn’t running, I was suspect, because it’s not getting hot enough inside yet.
3/13/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler. The humidity is a bit high, but that’s to be expected with outside temperatures barely reaching the settings of the thermostat inside. The AC isn’t running, I was suspect, because it’s not getting hot enough inside yet.
3/12/24: Picked up the check from the dining room table. Made sure the water heater, range & ice maker were off.
