Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,171 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/1/26: The lawn has some browning in the front yard photos below. Brought in six pieces of mail see photo below. Made sure the water heater, range and icemaker were off. Hot tub water was clean & control panel light was on. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.6/1/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/1/26: Brought in two pieces of mail see photo below. Replaced the battery in the guest bathroom security system door sensor again with different new battery provided from the kitchen drawer. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/1/26: The lawn was being mowed when I arrived. Made sure the water heater, range and icemaker were off. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
6/1/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Checked all large damp rid buckets throughout the residence. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
6/1/26: Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/1/26: The lawn has some excessive browning in the front yard & right side of the house photos below. Ran the storm shutters for preventative maintenance. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/1/26: All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.

6/1/26: The humidity level was back under 60% inside the residence. Will continue to monitor closely and adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/1/26: Removed a problem solved pest sign from the front yard. The lawn has some browning throughout the entire yard. Client is addressing. Did not run any water throughout the residence per the client as there is a current boil water notice in the area. Brought in one piece of mail with some sales flyers photo below. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 48. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
6/1/26: The lawn is looking better since the last service call. Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/29/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Checked all damp rid bags throughout the residence. Living room ceiling fan is on. Storage room on breezeway is locked.
5/29/26: Picked up the check off the dining room table. Mini fridge in kitchen is off and door propped open.
5/29/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/29/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
5/29/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. The AC thermostat screen was blank from not having any batteries & the system appeared to be off. I installed two new AA batteries provided from the small closet in the hallway restoring power to the thermostat causing the system to turn on and start blowing cold air out of the vents. I lowered the humidistat to 50% for now. The system should now stay on and cycle on and off accordingly. Will continue to monitor closely and adjust accordingly. Removed the creamer from the refrigerator. All ceiling fans are off. Lanai screen door is locked.
5/29/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
5/29/26: All ceiling fans are off. Storage room on breezeway is locked.
5/29/26: The smoke detector in the guest bedroom was chirping when I arrived. I was unable to silence it as it does not have a replaceable battery backup and appears to have reached its 10yr age limit causing it to be defective. I disconnected it from the ceiling for now as it was chirping very loudly. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/29/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived again. I lowered the humidistat back to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
5/29/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.

5/29/26: All ceiling fans are on. Small portable fan on master bedroom floor is on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
