Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,403 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/25/26: Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
6/25/26: The lawn has some browning throughout the yard again. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
6/25/26: Made sure the water heater and icemaker were off. Found the office left side window unlocked and locked it. Did not see any dead spiders on the floors. All ceiling fans are off. Checked all light timers. Made sure the back door was fully closed. Both lanai screen doors are locked. Water softener salt container 1/4 full. Green forwarding slip in mailbox.
6/25/26: Brought in a pool service slip dated 6/22. Air purifier in living room read 100%. Ran the disposal in the coffee bar sink. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All objects along the sides of the house are strapped down. All storm shutters are closed & panels are on.
6/25/26: Drive by. Turned everything back on for clients return. Watered the plants & checked the water level of the pool. The pool water level was a little low. I turned on the hose & set the water timer for 60mins to help bring the water level back up.
6/24/26: Brought all important mail to the post office for forwarding. Photo of the tracking number below.
6/24/26: The lawn was being mowed when I arrived. Removed a problem solved pest sign from the front yard. The lawn has some excessive browning throughout the entire yard photos below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Washing machine door is cracked open to prevent mildew & odors. All storm shutter panels are on. Green forwarding slip in mailbox.
6/24/26: Mini fridge in kitchen is off. All ceiling fans are off. Lanai screen door is locked.
6/24/26: The humidity level was back down to 55% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Poured 8ozs of nuline down the AC condensate drain line for preventative maintenance. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All the furniture on the front porch and lanai has been brought inside since the last service call.
6/24/26: Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s.
6/24/26: The lawn has some excessive browning throughout the entire yard again. Brought in a card from the county that was on the front door when I arrived photo below. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. The plate on the car is expired. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
6/24/26: The lawn has some browning throughout the entire yard again. Routine ac system maintenance will be required when the client returns. One of the large sections of pool cage screens on the right side of the house is torn and hanging. Client is addressing. Deep freezer in laundry room is off. All bedroom AC air filters are dirty and need to be replaced. Ac thermostat order is as follows- #1- Kitchen. #2-Master bedroom. #3-Guest wing. Checked all damp rid bags throughout the residence. Large damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Mesh storm shutter on lanai is closed. Both lanai screen doors are unlocked.
6/24/26: Made sure the water heater, range and icemaker were off. There are some perishable food items inside the food pantry see photo below. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Poured one bottle of nuline down the AC condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Mesh storm shutters on lanai are closed. Left the water main on for the pool water auto filler when leaving.
6/24/26: The floor was dry surrounding the ac air handler. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rids throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
6/24/26: The lawn has some browning throughout the yard. One of the small pictures in the guest wing hallway has fallen off the wall due to the sticky tabs holding it on the wall no longer working. Client will address when they return. Irrigation system light was solid blue. All ceiling fans are off. Front load washing machine door is propped open to prevent mildew and odors. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green forwarding slip in mailbox.
6/24/26: Removed a Punta Gorda pest control sign from the front yard. Front load washing machine lid is open to prevent mildew & odors. Poured several ounces of vinegar down the ac condensate drain line per the instructions for preventative maintenance. Garage side entry door handle only is unlocked. Green forwarding slip in mailbox. Storm shutter panels over master bedroom, lanai door are on.
6/24/26: Brought in two pieces of mail see photo below. Lanai screen door is unlocked. All storm shutter panels are on.
6/24/26: Drive by. Brought the Digital watchdog nvr to ups to carefully package the device for forwarding to warranty repair with the instructions provided. Photo of the receipt with tracking number below.
6/23/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/23/26: All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
6/23/26: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trashcan and left the mail at the residence for clients return. All of the weeds appear to have been sprayed recently. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
6/23/26: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
6/23/26: Brought in one piece of mail with some sales flyers see photo below. The AC thermostat was not holding set temperature when I arrived. The air handler was running & warm air was blowing out of the vents. I did not find any tripped breakers. The AC system will need to be repaired at this time. There was a piece of painters tape with something written on it on one of the master bedroom walls photo below. Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are open.
6/23/26: Extensive new landscaping work was being conducted on the building when I arrived photo below. There was a notice from management on the kitchen counter photo below. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
