Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,126 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/22/24: The mailbox was leaning, location marks have been placed across the back yard, the pool pump has been turned off & the pool water level was extremely low when i arrived see photos below. I was able to straighten out the mailbox & ran a hose to the pool to start bringing the water level back up. Will have to leave the hose running in the pool when leaving & will return in several hours to check the water level & turn the pool pump back on. Ran the storm shutters on the lanai up & down for preventative maintenance. The humidity level has been consistently under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
4/19/24: All storm shutters are open & the water main is on. Checked all damp rid bags. Left everything on & as is when leaving. Was unable to open or close the garage overhead door from the outside. I left the key to the residence on the front porch when leaving.
4/19/24: Removed a signature pest sign dated 4/11 from the front yard. The car has been returned to the garage since the last service call. The battery maintainer light was green & I did not see any lights turning on inside the car during today’s service call. I put the key fob & service invoice back inside the house. Made sure no faucet handles were leaking while running water throughout the residence. The humidity level was well under 60% inside the residence when i arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below. Client advised she may close the gates soon.
4/19/24: The lawn is slightly yellow & has an excessive amount of weeds growing in it see photos below. Brought in one piece of mail see photo below. Made sure the water heater & ice maker were off. Gas stove appeared to be off. Water softener salt container is half full. Will start the car every other service call.
4/19/24: Will water the plant on the lanai every other service call.
4/19/24: The water heater is almost 20yrs old & may need to be replaced soon see photo below.
4/19/24: All ceiling fans are off.
4/19/24: The exterior light by the front door was on when i arrived. I turned it off before leaving. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived with the current settings. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with one of the new air filters provided extractor the air handler & wrote the date of installation on it. The water heater is almost 20yrs old & may need to be replaced soon see photo below. All ceiling fans are off. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
4/19/24: Found the center wood brace for the garage door opener spring loose & pulling away from the wall when I arrived see photos below. The concrete screws appear to be ripped out of the wall causing a potential safety hazard. I unplugged the garage door opener for now to prevent anyone from opening the overhead door until the door is inspected. Will contact the client & advise them of the situation. Picked up the check from the kitchen counter. Made sure the water heater & range were off. Removed an open leftover loaf of bread from the kitchen pantry see photo below. Mini fridge in kitchen was on & cold. The ac air filter appears to be dirty & may need to be replaced soon photo below. Ceiling fan in living room is on.
4/19/24: The for sale sign is still in the front yard & the lockbox is still on the front door. Weeds & grass are growing in the landscape beds see photos below. Made sure the water heater, range & ice maker were off. Was unable to run water in both bathroom showers as both plastic shower handles appear to be broken internally & will not turn the water on when turned. I have tagged them both as such. The on suite master bathroom toilet is leaking from a water supply line connection on the fill valve inside the tank that is dry rotted & coming loose on both ends when the toilet is flushed from the water pressure causing water to spray up at the tank lid photo of the rubber line below. I pushed the ends of the line back down to temporarily stop it from spraying up when flushed but it still slowly leaks when flushed. The toilet can still be flushed for now to keep it clean & will be monitored closely. I temporarily turned the water supply valve off to the toilet after flushing it for now. Will contact the client & advise them of the situation. The other toilet water supply valve was not leaking anything during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners see photo below. Checked all light timers. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. The lanai east screen door is locked. Put the patio furniture inside the lanai, closed the accordion storm shutters & put the shutter key back in the kitchen per the client see photo below. One of the top pool cage screens has a tear in it see photos below. Turned the water main off when leaving.
4/18/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
4/18/24: Drive by. Turned the water main inside the garage back off after running the water timer for 120mins & made sure everything was locked up when leaving. Weeds are starting to grow in the landscape beds.
4/18/24: New roof construction has started on the building since the last service call see photos below. One of the ac vent register covers in the living room was laying on the floor & there was some rust flakes laying on the upstairs bedroom carpet from the fire sprinkler above it due to the vibrations of the new roof being installed when i arrived see photos below. There was a Good news pest control business card on the kitchen counter & the master bedroom lights were on. I turned them off before leaving. There are some perishable food items inside the refrigerator. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. I raised both humidistats back up to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. The damaged storm shutter on the lanai has been repaired & closed since the last service call photo below. All storm shutters on the lanai are closed.
4/18/24: Drive by. Removed the envelope with the new key to the residence inside from the window on the front porch. The new key provided does not open the garage door. Will be unable to check the golf cart or any vehicles left behind for inspection.
4/18/24: There were painters working on the exterior of the building when i arrived. The humidity level was well below 60% inside the residence when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Half of the storm shutters on the lanai are open for the painters. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
4/18/24: Drive by to connect battery maintainers to both vehicles & assess the extension cord situation for air dryer installation. Connected a new battery maintainer to the suv & connected the other battery maintainer to the car using some of the extension cords provided. Will not need any additional extension cords for the air dryers. Will install air dryers in both vehicles next week. All the tires on the car were also extremely low when I arrived. I inflated all the tires to 32psi using my cordless inflator.
4/18/24: Removed Trugreen & Hughes Exterminators signs from the front yard. Brought in one pieces of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
4/18/24: Brought in one piece of mail with some sales flyers see photo below. Work has started on the casing & trim around the front door since the last service call see photos below. The four fire sprinklers in the kitchen, dining room & living room ceilings all appear to be missing escutcheon plates see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back on the kitchen counter.

4/18/24: Made sure the water heater & range were off. Did not run any water inside the residence & left all water main valves in the off position for now. Photos of new water heater & water main valves below. Photos of all the new water supply valves throughout the residence & new plumbing access panels inside the closets. All of the exhaust vents for the bathrooms & dryer are waiting to be reconnected photos below. New water supply valves for washing machine do not anpp to have been installed yet & the water line behind the refrigerator does not appear to have been completed yet as well photos below. Access point for putting algaecide in the ac condensate drain line is still currently in the same position. Ac air filter was recently replaced on 4/8. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
4/18/24: Drive by. Turned on the water main inside the garage & set the water timer to run for 120mins for the landscaping plants. Will return later today to turn the water main back off. Made sure everything was locked up when leaving. Weeds & grass are starting to grow in the landscape beds & sidewalk see photos below.
4/17/24: Drove by to ensure valve to spigot in the pool area was off. Pool level about 2/3 of the skimmer port, very good level.
4/17/24: The pool pump is set to pull water from the bottom center drain.
4/17/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. A new tree was planted in the back yard, photo below. The door between the house and kitchen was not locked.
