Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/28/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
9/28/23: There was some work being performed on the building when I arrived see photos below. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
9/28/23: There was some work being performed on the building when I arrived see photos below. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
9/28/23: There was a puddle of water laying in the plastic covered water damaged master bedroom ceiling when I arrived see photo below. New roof construction has not changed in appearance since the last service call. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
9/28/23: New roof construction has not changed in appearance since the last service call. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving. All storm shutters are closed.
9/28/23: New roof construction has not changed in appearance. The inside of the residence has not changed in appearance since the last service call. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.
9/28/23: An ac technician with Fire & ice heating & air was inside the residence installing the new ac system when I arrived see photos below. New roof construction has not changed in appearance since the last service call. Both damp rid buckets in the master bedroom closet are full & need to be replaced. Storm shutters on lanai are closed.
9/28/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
9/28/23: Mini fridge was on & cold. All storm shutters are closed.
9/28/23: The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return.
9/28/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets are full & will need to be replaced. Water was off in #603.
9/28/23: The switch for the garbage disposal has quit working & the garbage disposal would not turn off when running it without unplugging it. I have tagged it as such. Large sections of drywall removed from water damaged dining & living room ceilings waiting to be repaired. Will continue to monitor closely. The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely. Storm shutters on lanai are closed.
9/28/23: Mini fridge in kitchen is off & door open.
9/28/23: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
9/28/23: Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
9/28/23: Drive by. Turned everything back off & closed the storm shutters on the lanai as the clients are unable to return at this time.
9/27/23: The weeds are starting to take over in the landscaping, reported previously. The neighbors are having a new fence installed.
9/27/23: The outer room readings are 56.9% humidity and 82.8°. The smoke detector is chirping in the master bedroom, reported previously.
9/27/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. Based on the humidity level inside your unit today I moved the humidistat back to 55 from 50.
9/27/23: I start my day here on the other side of the complex where I do unit 17. I found at their door a letter to Kathryn with an error in the address. So I brought it to your primary condo to find one at the door for Steve, photos below.
9/27/23: I poured vinegar down the HVAC condensate tube and then chased with water. I swept all the bugs from all areas in the condo but concentrating in the kitchen and living room.
9/27/23: The car’s battery maintainer reads 100. Car cover was on correctly.
9/27/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
9/27/23: The carpeting where the damp rid bag leaked is still oily.
9/27/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko, reported previously. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping, reported previously.
