Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/29/23: The ac air filter is dirty & needs to be replaced. The inside of the residence has not changed in appearance since the last service call.
9/29/23: The water damaged ceilings were being repaired when I arrived see photos below. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/29/23: The dehumidifier read 46. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
9/29/23: There was a painter inside the residence when I arrived see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/29/23: One of the lanai screens has a small tear in it.
9/29/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
9/29/23: All ceiling fans are off.
9/29/23: The humidity level was slightly over the acceptable level of 60% in the master bedroom area when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level in for now in that part of the residence. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom & master bedroom closet ceiling have not changed in appearance since the last service call. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/29/23: New windows have been installed in the office, guest bedroom, living room & dining room since the last service call see photos below. New roof construction progress photos below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
9/29/23: New windows have been installed in the front room since the last service call see photos below. New roof construction progress photos below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the previous water leak in the master bathroom closely.
9/29/23: All of the vines appear to have been removed from the landscape bushes recently. Had to turn the spa off when I arrived. Excessive weeds are building up in the pool tiles. Client advised the weeds will be addressed when the new pool cage is installed. Pool cage is damaged & waiting to be repaired.
9/29/23: All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
9/29/23: The ac system was back on & appeared to be working correctly again. There was a service slip from Total comfort cooling & heating dated 9/19 on the kitchen counter when I arrived see photo below. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
9/29/23: Weeds are starting to build up in the pool pavers again & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
9/29/23: Drive by. Brought in three pieces of mail & left them on the kitchen counter see photo below.
9/28/23: New roof construction has not changed in appearance. Made sure the water heater, range & ice maker were off. A large section of drywall has been removed from the living room ceiling, temporarily covered in plastic & waiting to be repaired. A large commercial dehumidifier is running in the upstairs north attic which has been gutted from water damage. All floors have been temporarily covered for protection. All ac air filters are dirty & will need to be replaced soon. Mini fridge in hallway closet was on & cold. Wine cooler in dining room read 53/43. All ceiling fans are on. Storm shutter on lanai is closed.
9/28/23: The foyer light was on & there was a service slip dated 9/25 from Kirkus aire inc on the kitchen counter when I arrived see photo below. New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
9/28/23: New roof construction has not changed in appearance since the last service call. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
9/28/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 37. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
9/28/23: The inside of the residence has not changed in appearance since the last service call. A large section of drywall has been removed from the living & dining room ceiling, temporarily covered with plastic & waiting to be repaired. New roof construction has not changed in appearance since the last service call. The ac air filters are dirty & need to be cleaned/replaced. Portable dehumidifier in kitchen read 50. Checked all damp rid bags. All storm shutters are closed.
9/28/23: There was some work being performed on the roof of the building when I arrived see photos below. The plastic covering the water damaged ceiling in the master bedroom had some small water puddles laying on it & a section that appeared to have been drained recently see photos below. There are some holes in the concrete on the right side of the building above the walkway photos below. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 60. All storm shutters are closed. Turned the water on & off by the softener in the garage.
9/28/23: There is a hole in the concrete on the front left side of the building. New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
9/28/23: Made sure the water heater, oven & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the fan in the on position raising the humidity level & set it to the correct position of auto see photos below. The wine cooler in the dining room was on & reading 41/50. Drywall repair underneath dining room windows is waiting to be painted. All storm shutters are closed.
9/28/23: A large section of drywall has been removed from the master bedroom ceiling & is waiting to be repaired. New roof construction has not changed in appearance since the last service call. Monitoring all ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
9/28/23: Brought in two new premium pleated ac air filters see photo below. I replaced the current dirty air filter with a new filter & wrote the date of installation on it. New roof construction has not changed in appearance since the last service call. Renovation progress photos below.
