Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/6/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.
10/6/23: Contractor access + inspection. Met with William from Mark Kaufman roofing & let him into the residence for roof leak inspection. William inspected the inside of the residence & the roof. I stayed with William until he was finished. William stated that the water stains in the closet appeared to be wind driven & the stains in the bathroom appear to be from an improperly sealed vent pipe & will be providing photos to the client directly. The guest bedroom light was on when I arrived. All water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid bags. All storm shutters are closed. Removed the lock box from the front door when leaving.
10/6/23: The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stains on kitchen & bathroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely.
10/6/23: The bougainvillea bush has been trimmed since the last service call see photo below. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
10/6/23: The humidity level was over the acceptable level of 60% inside the residence again when i arrived most likely due to lower outside temperatures causing the ac system to not cycle enough throughout the day. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One damaged roof tile over the garage. Mud dauber wasp nest are starting to build up on the front entryway ceiling. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
10/6/23: Photos of the new Trane ac system below. The ac system was on & appeared to be working correctly. Watered the plant on the lanai using the right side slider only. Put the keys back in the lockbox when leaving.
10/6/23: The carbon monoxide detector on the guest bathroom hallway wall was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. Poured approximately 2ozs of bleach down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
10/6/23: New pool construction progress photos below. Brought in five pieces of mail see photos below. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
10/5/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/5/23: The half bath toilet runs continuously, reported previously. Weeds growing on the lanai, photo below. Photo of current garage ceiling damage below.
10/5/23: Checked all damp rids. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
10/5/23: Poured vinegar down the HVAC condensate tube. The water is beginning smell as if the anode rod in your water heater needs replaced. That’s generally when the water starts to smell like rotten eggs.
10/5/23: The upstairs humidity level was slightly over the acceptable level of 60% again when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
10/5/23: The lawn still has browning, reported previously. Weeds growing in the cracks of the lanai pavers.
10/5/23: Brought in a package that was by the front door when I arrived see photo below. New roof construction progress photos below. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 54. Wine cooler in dining room read 54/46.
10/5/23: Weeds growing in the cracks of the pavers on the lanai. The tree that was leaning toward your home and outside AC condensing unit has been straightened.
10/5/23: There was some work being performed on the master bathroom ceiling when I arrived see photo below. New roof construction has not changed in appearance since the last service call.
10/5/23: Poured vinegar down the HVAC condensate tube chased by water.
10/5/23: New roof construction progress photo below. There are some holes in the concrete on the right side of the building above the walkway. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
10/5/23: Left side sink in master bathroom has very low water flow. Tree blown over in the back yard, reported previously.
10/5/23: The metal slats over the garage windows were being replaced when I arrived see photo below. There is a hole in the concrete on the front left side of the building. New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
10/5/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
10/5/23: I did not need to water the plants as my moisture gauge indicated they had enough moisture. I started the car and it idled during the service call. The garbage disposal is too loud so I tagged so I would not run it anymore.
10/5/23: The broken window in the front guest bedroom has been replaced recently see photo below. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/5/23: There appeared some work being performed on the building when I arrived see photo below. Checked all damp rid buckets. Storm shutters on lanai are closed.
