Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,367 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/9/23: I raised the garage door to ventilate the garage as previously discussed.
10/9/23: Watered the plant. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are slightly pushed up on the left side of the house.
10/9/23: For sale signs have been placed in the front yard since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turned on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/9/23: Removed a Tradewinds pest sign dated 10/5 from the front yard. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds & grass are growing in all the landscaping beds & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
10/9/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
10/9/23: Pool safety fence is installed. All storm shutters are off.
10/6/23: A whole home surge protector is recommended for the breaker panel in the garage to prevent large surges from entering the residence. The water stain on the ceiling above the toilet in the master bathroom has not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both lanai screen doors are locked.
10/6/23: Poured a measured bottle of vinegar down HVAC condensate tube. Some weeds growing in the cracks of the pavers on the lanai.
10/6/23: Excessive weeds are building up in the front landscape bed. There are ripples in the shingles in several locations around the residence.
10/6/23: Raised and lowered the hurricane shutters. I watered the 3 plants on the lanai as requested. One does not appear to be doing too well, reported previously. Checked all the GFIs and I found the GFI on the wall next to the two kayaks was tripped (again), I reset it. The humidity upstairs is good so it appears 77° is where it should stay on the thermostat.
10/6/23: Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater & range were off. Lanai screen door is locked.
10/6/23: The humidity level was over the acceptable level of 60% inside the residence again when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. I tested the air coming out of the vents which was cool & reading 62.3 degrees so the ac system does appear to be working correctly. Will continue to monitor closely & adjust accordingly.
10/6/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. The SUV is backed into the garage. Your water is beginning to smell like rotten eggs. Generally this means the water heater anode rod needs to be replaced.

10/6/23: There were two more packages addressed to the same person to this address laying by the front door when I arrived. Will be removing all packages to return to sender as they do not belong to the client.
10/6/23: The water heater and the recirculating pump are to remain on as discussed with homeowner.
10/6/23: Made sure the water heater, range & ice maker were off. Both ac air filters were dirty & needed to be replaced. I replaced them with some of the new ac air filters provided underneath the air handler & wrote the date of installation on them.
10/6/23: The smoke detector in the guest bedroom is chirping, indicating the batteries are low.
10/6/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was on in unit #201.
10/6/23: Your water is beginning to smell like rotten eggs which many times indicates the water heater anode rod may need replaced. The weeds are all dead on the lanai.
10/6/23: I was unable to find any vinegar available for the ac condensate drain line. A new condensate drain line cleaner product called Nuline is recommended.
10/6/23: Weeds growing in the cracks of the pavers on the lanai, photos below. Some plants on the lanai have died, reported previously . The front guest room ceiling water spot has been repaired, reported previously. Your xFinity cable box cover blew off in the storm, reported previously. I would put this back on generally however the type of bushes surrounding are like poison ivy/oak to me.
10/6/23: Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/6/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storage room door is missing weather stripping.
10/6/23: Weeds are starting to build up in the landscape beds. Sections of carpet in all of the bedrooms are lifting. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
