Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,383 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/12/23: Poured 2oz of bleach in each toilet.
10/12/23: Screen damage to 3 panels on the lanai, reported previously . Browning of the yard persists, reported previously. I brought mail in then sat it on the kitchen counter.
10/12/23: New metal slats have been installed over the garage windows of all the buildings recently see photos below.

10/12/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. Ceiling issues reported previously. I left the water main valve on and also trine the water heater on as requested.
10/12/23: The smoke detector in the guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
10/12/23: The thermostat is set to 74° and reads 74°. However, both of my hygrometers and my infrared gun read 77.7° or higher. I know that the three of my tools are fairly accurate so I’m not sure about the thermostat however it really doesn’t matter as long as humidity is under what we think it should be which is 60% and when you use it you’re comfortable. I have some thermostats that I’m 5 to 8° higher. It really doesn’t make a difference truly it’s comfort and humidity that we’re concerned about.
10/12/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
10/12/23: The puddle of water that was laying in the plastic covered master bedroom ceiling has been drained since the last service call see photo below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet has quit working & I’m unable to run water through it. I did not find any closed valves. The inside of the residence has not changed in appearance since the last service call. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
10/12/23: New roof construction has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving. All storm shutters are closed.
10/12/23: The dehumidifier read 47. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
10/12/23: New roof construction has not changed in appearance. There was a worker inside the residence when I arrived. The upstairs ac system appears to be struggling to keep set temperature. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.
10/12/23: Photos below of the new ac system installed. The ac system was on & appeared to be working correctly. New roof construction has not changed in appearance since the last service call. Checked new damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
10/12/23: All large damp rid buckets throughout the residence are full. Watered the plant on the lanai using the teapot. All storm shutters are closed.
10/12/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All storm shutters are closed.
10/12/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets are full & will need to be replaced. Water was off in #603.
10/12/23: The garbage disposal switch is tagged for being broken. Large sections of drywall removed from water damaged dining & living room ceilings temporarily covered with plastic waiting to be repaired. Will continue to monitor closely. The humidity level over the acceptable level of 60% inside the residence again due to lower outside temperatures causing the ac to not turn on enough throughout the day. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely. Storm shutters on lanai are closed.
10/12/23: Mini fridge in kitchen is off & door open.
10/12/23: There was a service slip from Fire & ice heating & air dated 10/11 on kitchen counter when I arrived see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence again when I arrived most likely due to lower outside temperatures causing the ac to not turn on enough throughout the day & the humidistat has been raised since the last service call. I lowered the humidistat back down to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs bedroom is currently under renovation. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
10/12/23: A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
10/11/23: The weeds are starting to take over in the landscaping, reported previously. The neighbors are having a new fence installed.
