Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,390 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/16/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. The disposal is tagged at the switch not to run. Your wooden gate that was broken and reported previously is now repaired, photo below.
10/16/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Pool is in very poor shape still, NEW photos below.
10/16/23: Some browning of the front lawn, reported previously.
10/16/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. There is a what appears to be an armadillo, whole freshly dug just to the right of the front corner of tThere is an what appears to be an armadillo hole, freshly dog just to the right of the right front corner of the garage, photo below. I can see about 5 shingles that have blown off, reported previously. The guest bathroom faucet is loose. Sandy grit on the steps of the pool, photo below.
10/16/23: I watered 1 plant on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
10/16/23: Some mail, 2 pieces appear important photo below. Browning front plant, reported previously. Both HVAC filters should be changed as they have mold growing on the top of each, reported previously. I left the water main on as requested. There appears to be a small water leak around the water heater vent through the roof, photos below. I cannot see any damage around the vent outside, photo below. It may need to be sealed outside around the sleeve. I would call Steve Batten, a handyman I use, (607) 354-6759.
10/16/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Brought in pool slip dated 10/14/23. Browning of the yard still has not recovered, reported previously. Bushes have been trimmed.
10/16/23: Drive by. Placed a package of four glue traps along the master bathroom window & bathtub to try & catch all of the black ants entering the residence in that area see photo below. Also took photos of the broken faucet handle to have it repaired.
10/14/23: Drive by. Had copies of the residence keys made & brought them to the clients. 1:30pm-2:20pm
10/13/23: Kitchen pantry door has not been installed yet. Made sure all interior doors were open for air circulation. Flushed the master bathroom toilet by turning the supply valve on & off. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
10/13/23: Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
10/13/23: The ac air filter is dirty & needs to be replaced. The inside of the residence has not changed in appearance since the last service call.
10/13/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the lanai screens has a small tear in it.
10/13/23: All large damp rid buckets in the mini van are full & need to be replaced. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
10/13/23: All ceiling fans are off.
10/13/23: New roof construction progress photos below. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills etc. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
10/13/23: The landscape bushes have been trimmed & all of the weeds & grass that were growing in the landscape beds appear to have been sprayed recently. Had to turn the spa off when I arrived. Ran the mesh storm shutters up & down for preventative maintenance. Excessive weeds are building up in the pool tiles. Client advised the weeds will be addressed when the new pool cage is installed. Pool cage is damaged & waiting to be repaired.
10/13/23: The batteries in the garage keypad were dead when I arrived. I replaced the batteries with two new AAA batteries & the keypad illuminated but it would not open the door when the code is entered. Client advised of a key to gain entry through the garage side entry door for now. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair. Client advised they will be addressed when they return. Put the key back under the flower pot when leaving.
10/13/23: There were pallets of new roof tiles in the driveway when I arrived see photo below. The humidity level was high inside the residence when I arrived & the ac thermostat was not holding set temperature when I arrived. I found that the humidifier setting has been turned on within the thermostat & set to 50%. I was unable to turn the feature off as it is causing the high humidity level so I lowered it to the minimum of 40% for now to try & mitigate the humidity level. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
10/13/23: Brought in a package that was laying by the front door & wet from rain when I arrived see photo below. Photo of the pool below. Weeds are starting to build up in the pool pavers photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. Irrigation system is on. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
10/13/23: Weeds are starting to build up in the pool pavers again & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
10/12/23: New roof construction progress photos below. Some of the sheet metal appears to have been removed recently. A large section of drywall has been removed from the living room ceiling, temporarily covered in plastic & waiting to be repaired. A large commercial dehumidifier is running in the upstairs north attic which has been gutted from water damage. All floors have been temporarily covered for protection. All ac air filters are dirty & will need to be replaced soon. Mini fridge in hallway closet was on & cold. Wine cooler in dining room read 53/43. All ceiling fans are on. Storm shutter on lanai is closed.
10/12/23: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line was clogged & disconnected it to blow it out. I also poured some bleach down the line to help clear it out. I emptied the bucket & replaced it restoring power to the dehumidifier. New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
10/12/23: New roof progress has not changed in appearance since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
10/12/23: New roof construction progress photo below. The sheet metal appears to have been removed since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
