Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,476 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/26/26: Removed an elite pest sign from the front yard. The pool pump was not leaking when I arrived and appears to have been repaired since the last service call. One of the small jets on the bottom of the pool is temporarily missing. The humidity level was over the acceptable level of 60% inside the residence again. Turning off the Eco settings in the thermostat is highly recommended to effectively control the humidity level. Landscaping work has been conducted on the front of the residence. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets & bags. Visual check of the boat photo below. Left the water main on when leaving.5/26/26: Made sure the water heater, range and icemaker were off. Portable dehumidifier in kitchen read 61. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 71.6% & 84.0. All accordion storm shutters are closed & all storm panels on. Blue slip in mailbox. Made sure to leave the water main on for the pool water auto filler when leaving.
5/26/26: Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
5/26/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
5/26/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
5/26/26: The irrigation system is back on and the lawn is looking better since the last service call. The pipe connected to the top of the irrigation well pump is leaking photo below. Client is addressing. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
5/26/26: Excessive weeds are building up in all the landscape beds. Brought in three pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
5/26/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/26/26: All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
5/22/26: Weeds & grass are starting to grow in all the landscape beds. Made sure the water heater and range were off. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
5/22/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/22/26: The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The AC system turned on and started blowing cold air out of the vents. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/22/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
5/22/26: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. The AC system turned on and cold air started blowing out of the vents. Checked air handler in master bedroom closet and everything appeared OK. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/22/26: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 83 for now to circulate air and mitigate the high humidity level. The AC system turned on and started blowing cold air out of the vents. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/22/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
5/22/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/22/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
5/22/26: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
5/22/26: Made sure the water heater, range and icemaker were off. There are numerous perishable items inside the refrigerator and food pantry photos below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/22/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
5/22/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. One of the pipe fittings on the top of the water heater has corrosion on it. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
5/22/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/22/26: Made sure the water heater, oven and icemaker were off. There are some perishable food items inside the refrigerator photo below. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/22/26: The lawn still has some browning throughout the entire yard. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
