Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,616 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/16/24: Drive by. Put the empty garbage can back inside the garage. Closed the garage overhead door & made sure the side door was locked when leaving.
9/16/24: The homeowner has requested the water be run every other service call. So this service call was a walk-through and observe service call. I also took several photos of current ceiling imperfections as a baseline for future reference, if needed, photos below. I also vacuumed each AC drain the service call.
9/16/24: None of the plants required watering based on my plant moisture meter. I brought in a pool slip from the lanai dated 9/12/24. Turned the water heaters on and left the water main valve open as requested. I couldn’t open the softener supply valve because of a hose that was off. I sent a video to the customer. I could not easily see where it fell off. I walked the house an additional time to ensure that all valves were off and that the toilet tanks had completed filling since the water is to remain on.
9/16/24: The dehumidifier read 52 and was running/working.
9/16/24: The valves for both bathroom faucets are off. Some weeds growing in the landscaping, reported previously. I pulled a Lawn Care Extraodinare sign dated 9/11 from your front yard.
9/16/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. Two screens on the pool cage are beginning to come loose, photos below. Neither at this point are too bad but I would suspect they won’t hold up to a severe thunderstorm if one were to come through.
9/16/24: I moved the thermostat at 77 as the humidity is very good today.
9/16/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. There were two weeds on the lanai that I pulled rather than spray.
9/16/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. Photo below of the new landscaping project out back.
9/16/24: I watered the plants in the pool/lanai area as instructed. There was a pool company slip dated 9/13/24. Your neighbor approached me with a box that was delivered to his home for you. He asked if I would take it inside, photo below. I placed it on the bench in the garage.
9/13/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
9/13/24: Connected the new cable box to the TV and was able to get signal & the cable box installed correctly with the client on the phone. Closed the window on the lanai screen door. Put ant bait stations out throughout the residence & lanai. All furniture is back outside on the front porch & lanai. Watered all three plants. Checked damp rid bag in lanai closet. Clear panels on lanai are closed. Left everything on when leaving for clients guest. Put the key back inside the lockbox when leaving.
9/13/24: The MB smoke detector is chirping indicating a low battery. There is a discoloration around the sprinkler head in the front office, see photo below.
9/13/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. The pool level is up to the bottom of the coping. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
9/13/24: The weeds on the lanai appear to have been sprayed as many have died. There are some weeds yet, more than likely these are new. This time of year weeds are like playing wack-a-mole.
9/13/24: The ac thermostat was holding set temperature again when i arrived. All ceiling fans are on. Checked all damp rid buckets. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
9/13/24: Lamps in living room are off. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
9/13/24: The garbage disposal was frozen, I freed it. It may need to be sprayed liberally with some WD 40 to help keep it freed up.
9/13/24: Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
9/13/24: Swept dead bugs off the front porch. The humidity level has been consistently below 60% inside the residence. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
9/13/24: Palm fronds out back have been removed. The gate to the back yard was not locked, photo below. I locked it of course.
9/13/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/13/24: Poured 2oz of bleach in each toilet.
9/13/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
9/13/24: I watered the two plants on the kitchen island. I am forwarding the mail. There is browning of the side yard, photo below. The bush on the corner of the garage is leaning a bit over the sidewalk, previously reported. I started the SUV and it idled during the service call.
