Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,617 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/17/24: The facade of the building has been repaired recently see photos below. All six damp rid buckets throughout the residence are full & needs to be replaced. New windows are still waiting to be installed in the guest bedroom. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
9/17/24: I poured vinegar down the HVAC tube followed by 12oz of water. There was a package at the front door I brought it inside, photo below.
9/17/24: The facade of the building had been repaired recently see photos below. The inside of the residence has not changed in appearance since the last service call. New drywall is still waiting to be placed over the repaired walls throughout the residence & plantation shutters put back over the windows. All ceiling fans are off. Mesh storm shutter on lanai is closed.

9/17/24: The pool pump is set to pull from the bottom center drain. It’s been 2 months since the AC drain was vacuumed. I suggest every 8 to 12 weeks between, especially during heavy usage months.
9/17/24: The alarm pad next to the garage door beeps lightly every minute or so. The ceilings spots are the same. Work being done on the roof, photo below.
9/17/24: Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
9/17/24: Removed a Hughes exterminators pest sign from the front yard. The office bathroom toilet has started to leak from between the tank and the bowl when being flushed. I shut the valve off & tagged it as such. Client can address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 75.1% & 84.2. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
9/17/24: Alarm is off. The pool auto fill is working. The pool is discolored again, photos below. I sprayed all the weeds on the hard surfaces such as sidewalks, driveway and pavers out back. There are weeds growing in the landscaping which I can’t spray, photos below.
9/17/24: Brought in two pieces of mail with a stack of sales flyers see photo below. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Client can address when they return. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.
9/17/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use.
9/17/24: I placed the mail in the blue recycling bin in the garage as requested. There was a Prime envelope at the front door, phot below. I placed it in the blue bin in the garage with the rest of the mail. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area, current photos below. The pool was down to a third of the skimmer port and the rain forecast is minimal so I turned the water timer on to 60 minutes to help bring the level back up. Pool was condition is much better than last week.
9/17/24: Brought in a package that was in the garage see photo below. Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
9/17/24: The lawn had some browning in the front & back yard when I arrived see photos below. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas as noted in previous reports photos below. The water damaged area in the stucco on the back of the house has not changed in appearance since the last service call & currently felt dry to the touch. Client is addressing. Several pool tiles have fallen off from the water line. Client is addressing. Sections of the metal fence behind the pool are starting to fall as some of the brackets are rusted & broken & some of the screws holding the post in place are rusted falling out. Client is addressing. Boat outlet had power. The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Left the water main on when leaving.
9/17/24: Sprayed the hornets in the mailbox then removed the nest. Workers must be using the front yard but I didn’t see any workers in the neighborhood, photo below.
9/17/24: I started the car and it idled during the service call. The bush next to the AC condensing unit needs trimmed back a bit so as not to interfere with air flow, photo below. One piece of mail looked a bit important, photo of the envelope below.
9/17/24: The pipe connection on the bottom of the pool heater was not leaking today. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The lawn has a few small brown spots throughout the yard. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
9/17/24: I watered all 14 plants as it has been very dry for summer over the past weeks. No change in ceilings spots previously reported. I did see a spot in front of the fridge, photo below. It is so light I may have not seen it before. I poured 5oz of vinegar down the AC drain then chased with water.
9/17/24: There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/17/24: One of the pipes inside of the pool heater is slowly leaking while the pool pump is running. Client is addressing. Weeds are building up in all the pool pavers & landscape beds. Client is addressing. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 50. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
9/17/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below. Weeds growing in the cracks of the pavers front and back. Weeds growing in the landscaping as well.
9/17/24: Removed an Arrow environmental services sign dated 9/12 from the front yard. Made sure the water heater, range & ice maker were off. The lawn has a few small brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
9/17/24: The lawn has a few small brown spots that appear to slowly be getting better. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
9/17/24: The ac thermostat was not holding set temperature when I arrived & the ac system was not working. I did not find any tripped breakers & was unable to get the system to turn on. Will contact the client & advise them of the situation. I put an lockbox with a key to the residence inside for the ac company on the front door when leaving. All ceiling fans are off. Bbq grill is covered. All storm shutters are closed & panels on.
9/17/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
