Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/15/25: Portable dehumidifier in kitchen read 43. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.8/15/25: Watered the plant in the living room. All ceiling fans are off.
8/15/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
8/15/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
8/15/25: Made sure the water heater, range & ice maker were off. Wine chiller on lanai was on & cold. Ran water in sink on lanai. All ceiling fans are on.
8/15/25: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/15/25: Weeds are starting to build up in all the pool pavers & deco drain. Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
8/15/25: A section of soffits is pushed up on the front of the house to the left of the front door. The area of new sod in the front yard appears to be returning back to normal. Monitoring the sections of new sod in the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
8/15/25: All ceiling fans are off. All storm shutters are closed. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
8/15/25: Brought in three pieces of mail see photo below. Excessive weeds are building up in the pool pavers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All storm shutters are closed.
8/15/25: A new ac system has been installed since the last service call & the ac system appeared to be working correctly again photos below. The humidity level was over the acceptable level of 60% inside the residence from the thermostat being raised. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 52. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
8/14/25: Professional cleaning has started on the inside of the residence since the last service call. Mini fridge in kitchen is off. All ceiling fans are off. All storm shutters are closed.
8/14/25: Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
8/14/25: The lock is broken on the living room right side sliding glass door. All storm shutters are closed.
8/14/25: The sun screen on the lanai appears to have been repaired recently photos below. New parking garage storage room door keys do not unlock the door.
8/14/25: The upstairs ac system was not working when I arrived. I did not find any tripped breakers & i was unable to get it to turn on. The upstairs ac system will need to be repaired at this time. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 61. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. Closed the storm shutter over the front door when leaving but was unable to lock it as I could not locate the key. Client will address. All storm shutters are closed. All storm shutter switches are in the neutral position.
8/14/25: Ran the storm shutters up and down for preventative maintenance. The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
8/14/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
8/14/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/14/25: The alarm system started going off when I arrived. I was able to deactivate it using a passcode from one of the kitchen drawers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/14/25: The humidity level was over the acceptable level of 60% inside the residence again. The ac system is not working correctly & needs to be repaired at this time. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
8/14/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car has a leak & is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
8/14/25: There appears to be something wrong with the storm shutter over the front door as it would not go down when I tried to lower it. Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
8/14/25: Wine cooler is off & door open. All storm shutters are closed. Front of building is waiting on a section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
8/14/25: All ceiling fans are off. Checked all damp rids in the master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
