Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/3/24: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
1/3/24: Home under renovation from flood damage. It appears they are getting the kitchen ready for Sheetrock and then cabinets. Just sales fliers in the mailbox.
1/3/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
1/3/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. I found only one live ant int hall leading to the master bathroom.
1/3/24: Removed lockbox from rear door. The weeds on the lanai appear to have been sprayed as they are dead.
1/3/24: The armadillo hole appears to be active. The tire on the car is all but flat, photo below. The water was low in the pool/spa so I filled it while I was here, photo below. It was up to the midlife of the skimmer port when I departed.
1/3/24: I watered 1 large plants on the lanai as indicated I should by the soil moisture meter. I did water the 7 smaller plants with 1/4 cup each. There was mail and I brought it inside. I have turned both toilets off at the valve under the tanks. I brought in a pool slip that was dated 12/28/23 from the table out in the lanai area.
1/2/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
1/2/24: Brought in a door hanger from FPL concerning burying the power lines in the area & construction has started on the project in the front yard since the last service call see photos below. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
1/2/24: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
1/2/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All plants were still wet from recent rain. Put the keys back in the lockbox when leaving.
1/2/24: Removed several active hornets nests from the soffits in various locations around the residence. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini split ac was off.
1/2/24: Removed a truly Nolan pest sign dated 12/20 from the front yard. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
1/2/24: Found a stack of the neighbors mail in the mailbox when I arrived & retuned it to the correct address. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
1/1/24: Put the original copy of the house key back inside the lockbox and changed the code then used the new house key to enter the residence. Several pavers along the dock are starting to sink when being walked on. I did not see any water currently underneath the pavers. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/1/24: A large section of screen on the lanai has fallen out of the tracks since the last service call due to the spline being dry rotted & not staying in the tracks see photos below. It appears to need some new screen spline & possibly & new section of screen. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes. Removed the lockbox from the front door when leaving.
1/1/24: The lawn had several large brown spots in the front yard on each side of the house when I arrived see photos below. Brought in one piece of mail with some sales flyers see photo below. Tags on Subaru & boat trailer expires soon. Mesh storm shutter on lanai is open. Visual check of the boat on the dock.
1/1/24: Made sure the water heater was off. Photo of boat & motor below. Real property sticker has been updated. Checked all damp rids. Electric pole in backyard is leaning. All clam shell shutters are open. Put the keys back in the shed when leaving.
1/1/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked
1/1/24: An electrical romex connection on the right side of the house behind the pool pump equipment appears to have disconnected see photos below. Brought in one piece of mail with some sales flyers see photo below. Ran the storm shutters on the lanai up & down for preventative maintenance. Pine needles are starting to build up in the gutters & valleys of the roof along the back of the house. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
1/1/24: Brought in two pieces of mail with some sales flyers see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in the corners of both guest bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
12/29/23: Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle. I found the humidistat in the off position & set it to 50% for now to circulate air & mitigate the high humidity level. The ac system immediately turned on & started blowing cool air from the vents. Setting the humidistat to the off position cuts power to the thermostat. Will continue to monitor closely & adjust accordingly.
12/29/23: The tires on the mini van were starting to get low again from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac system sitting idle. I lowered the humidistat to 20% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/29/23: Removed an active hornets nest from outside the garage overhead door. Several landscape trees & bushes are marked with pink tape. Monitoring all previous water stains on the ceilings closely.
