Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

9/9/24: Uv lamp in air handler is off. Client will address when they return. Lamp in living room is on. All ceiling fans are on.
9/9/24: Photos of the yard below. I feel it is a bit longer and neglected a bit and these photos I hope show you what I mean. Mailbox damaged, reported previously. Sales flyer I found inside was so mutilated I just threw it away. Wasn’t sure my be hidden in it.
9/9/24: None of the plants required watering based on my plant moisture meter. I brought in a pool slip from the lanai dated 9/5/24
9/9/24: The screens covering the access holes on the garage wall had circular holes eaten in them & something has pushed the flood vent flaps open from the outside to gain access to the inside of the garage when i arrived. There was also some pine needles & leaves around the screens as well. I temporarily taped up the screens the best I could and covered the holes tightly with plywood. I recommend a pest control company to inspect the residence at this time. Will contact the client & advise them of the situation. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
9/9/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The pool equipment had a large leak next to the pool heater, photo below. Sent a video to the HO. I shut the pump off at the timer for safety.
9/9/24: Brought in the large chewy package that was by the front door when I arrived photo below. The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. Client will address. The lawn has a brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
9/9/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
9/9/24: Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
9/9/24: The palm trees out front and the right side of the home have been trimmed but are dead or dying, reported previously. The pool level was right at the bottom of the skimmer report, photo below. I ran water while I was here and got the level up to near the middle of the skimmer port. Weeds growing in the landscaping.
9/9/24: Picked up numerous large dead cockroaches off the floors throughout the residence again. The brown spot in the lawn on the right side of the driveway appears to be getting smaller. The master bathroom sink is tagged for leaking from a corroded drain stop connection on the trap underneath the sink when water is running through it. Client will address when they return. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Left side screen door is unlocked. Shed door is locked. All storm shutter panels are on. The Storm braces will be installed on the garage overhead door and the shutter over the front door will be closed if a major storm is imminent.
9/9/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, mailing the 1 letter that was important. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. Photo below of the new landscaping project out back. One plant out front is losing a great deal of foliage weekly compared to the same plant too the right, photo below.
9/9/24: Put the no rust concentrate & bleach in the container on the left side of the house & refilled it with water. Kitchen painting progress photos below. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
9/9/24: I watered the plants in the pool/lanai area as instructed. There was a pool company slip dated 9/5/24 (I believe as it is not very legible).
9/9/24: The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
9/9/24: The sink issues appear to have been repaired, photo below. I realized, after looking at the report mentioning the weeds that it sound as if I could spray both the weeds on the lanai and pavers and cracks of driveways and sidewalks, but it also sounded as if I could spray the weeds in the landscaping. I cannot do this because it requires a license from the state to spray chemicals that will be directly affecting soil and runoff into the water table. I’ve removed the fee for spraying the weeds on the lanai and the sidewalks because of my error in presenting this information. Photo below of the weeds in the landscaping that I’m sure your landscapers can take care of. The vines growing up the side of the pool cage would be easy for me to pull off the cage however, those plants to me are like poison ivy. I will break out severely even touching them so I can’t.
9/9/24: Portable dehumidifier read 66. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
9/9/24: A large section of screen is torn on the left side of the pool cage. Brought in one piece of mail see photo below. Made sure both pool water auto filler valves were on. The plates on the vehicle and boat trailer are expired. The main refrigerator is back on & appeared to be working correctly again. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
9/9/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Pool level was down to about a half an inch from the bottom of the skimmer report. We have not had much rain lately. I ran the water while I was providing service and left it on . I will return to turn it off later. The lanai could use a power washing.
9/9/24: Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
9/9/24: The tag on the vehicle expires soon. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
9/9/24: The two ceiling spots are the same. Weeds growing in the landscaping, reported previously, current photo below. Small settling crack along the top of the wall that the thermostat is mounted, photo below.
9/9/24: The tree in the front yard has been picked back up & restaked since the last service call photo below. All of the weeds that were growing in the landscape beds have been sprayed since the last service call. One of the plumbing pipe connections on top of the water heater is corroded & leaks when water is being ran through it. The water supply valve to the water heater is temporarily off & I have tagged it as such. Client will address when they return. The lawn still has some slight browning throughout the yard but appears to slowly be getting better. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving. Neighbors car is temporarily in driveway.
9/9/24: Ran the storm shutters for preventative maintenance. Lawn conditions are starting to return to normal. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
9/9/24: The lawn needs to be mowed again. Checked light timer in living room. Checked shed in backyard. Empty lot needs to be mowed. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
9/9/24: There was a covered truck in the driveway when I arrived photo below. The tag on the vehicle in the garage expires soon photo below. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
