Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/1/24: The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/1/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
8/1/24: The inside of the residence will need to be deep cleaned soon. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
8/1/24: Closed the storm shutter over the front door when leaving as there may be an impending major storm coming soon. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed.
8/1/24: Both plates on the vehicles appear to be expired. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
8/1/24: Did not see any water or evidence of water leaks around the AC air handler in the hallway. The safety float switch must have turned the unit off like it was supposed to when the drain line clogged preventing any overflowing. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/1/24: Drive by. Got a temporary key from the front office to open the front door. Brought in the package of new AA batteries that was laying by the front door & installed four new AA batteries into the keypad restoring power to the keypad. Installed the new portable dehumidifier in the garage storage room and made sure it was on the correct settings. See photos below.
8/1/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/1/24: All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
8/1/24: The AC system was back on and appeared to be working correctly again. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. Water was on in #603.
8/1/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
8/1/24: Storm shutters on lanai are closed.
8/1/24: I closed the storm shutters on lanai completely as there may be an impending storm. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off.
7/31/24: Weeds are growing from the cracks in the lanai.
7/31/24: Weeds growing from the cracks of the tiles on the lanai, reported previously.
7/31/24: The water heater and the recirculating pump are to remain on as discussed with homeowner.
7/31/24: There is browning in the front yard that does not appear to be getting better. I replaced the batteries in the door lock as requested using 4 AA batteries of the homeowner’s.
7/31/24: I poured vinegar down the HVAC condensate tube and chased with water.
7/31/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving.
7/31/24: Need an adapter to put up the iFlo on air handler.
7/31/24: The browning of the lawn has had little to no real improvement in my opinion. The lanai has weeds growing in the cracks, reported previously. The tree has out front has fallen down again, photo below. Fairly fresh attempted armadillo hole just to the left of the condensing unit, photo below. Hole partially obscured by the resent clippings from the bushes.
7/31/24: No charge contractor access. Met with Charlotte county inspector Micheal and let him into the residence for new AC system inspection. The inspector signed off on the permit & the new ac system passed inspection. I made sure everything was locked up & removed the lockbox from the front door when leaving.
7/31/24: I watered 3 of the plants on the outer pool deck, I watered 6 plants just inside the hurricane screen. I watered the 2 plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously, appear to have been sprayed? Several are drying up and browning.
7/31/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 8oz of water several minutes later.
7/30/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
