Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/5/24: There is excessive corrosion forming on one of the pipes above the water heater. All ceiling fans are off.
1/5/24: The tires on the car were starting to get a little low from cooler outside temperatures. I inflated them all to 32psi using my cordless inflator see photo below. The ac system has been serviced by the ac company since the last service call. Both toilets appear to be slowly running in between service calls as they have both started filling when I arrive & turn the water main back on. I have tagged them both as such. Portable dehumidifier in kitchen read 44. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
1/5/24: The front door was unlocked & the inside of the new windows were starting to get finished when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. New stucco still needs to be applied around the outside of the windows. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
1/5/24: Hairline step cracks are starting to show in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
1/4/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/4/24: Pool house temperature is 71.9 and humidity is 55.9%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. The garbage disposal is loud. One of your landscaping lights out front has been ran over,, report previously.
1/4/24: I did found two live ghost ants in the guest bathroom on the vanity, I killed them.
1/4/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
1/4/24: Poured 2oz of bleach in each toilet.
1/4/24: New roof construction has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
1/4/24: The electrical panel will not open the latch is painted shut.
1/4/24: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 35. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
1/4/24: The dehumidifier read 50%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The door leading to the garage only had the knob locked, I locked both upon departure. The dehumidifier was moved from one end of the tub to the other.
1/4/24: New roof construction has not changed in appearance since the last service call. There are some perishable items inside the refrigerator. Ac thermostat is set to auto & the heat is currently on. Storm shutters on lanai are closed.
1/4/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. Both large damp rid buckets inside the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
1/4/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
1/4/24: The humidity level was over the acceptable of 60% inside the residence again when I arrived. I lowered the humidistat to 20% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
1/4/24: Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
1/4/24: There are a couple cases of bottled water sitting on the front porch photo below. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. There are some perishable food items inside the refrigerator see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. Shutters on lanai are closed.
1/4/24: Photo below of the new water heater installed since the last service call. I put the key back inside the lockbox when leaving as the plumber needs to return. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
1/4/24: A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
1/3/24: The pool draws from the bottom drain of the pool according to the homeowner.
1/3/24: The Mimi-split AC in the garage is showing an E1 error code, photo below.
1/3/24: I poured vinegar down the HVAC condensate tube chased by water. I watered 7 plants according to the plant moisture meter. Three under the enclosed lanai area, four out by the pool.
1/3/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off. You are out of vinegar.
