Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/8/24: Drive by storm preparation. Closed the storm shutter over the front door & engaged the lock photo below. All storm shutters are now closed & all panels are up. Also brought in all the light items from the front porch.10/7/24: Drive by storm preparation. Re-closed all open storm shutters & engaged the locks.
10/7/24: Drive by storm preparation. Re-closed all open storm shutters & engaged the locks.
10/7/24: Drive by storm preparation. Connected the storm braces to the inside of the garage overhead door using all of the hardware provided & put the vices on the front door storm shutter when leaving photos below. I checked the inside of the residence, made sure everything was locked up & activated the security system before leaving.
10/7/24: Drive by storm preparation. Closed all the open storm shutters on the lanai. Made sure everything was locked up & closed the storm shutter over the front door when leaving. All storm shutters are now closed.
10/6/24: Drive by storm preparation. Closed the Bahama shutters on the front of the house & secured them using the hardware provided photos below. The clamshell shutter on the right side of the house was previously closed by the client. All storm shutters are now closed & secured. I put the remaining loose hardware & some lightweight items from the side of the house inside the garage for now. I activated the alarm & made sure everything was locked up before leaving.
10/5/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water.
10/5/24: I couldn’t pour vinegar down the HVAC air handler condensate tube the bottle is empty. I started the car, I moved it a foot and it idled during the service call.
10/5/24: I poured an ounce or two of bleach in each toilet.
10/5/24: Both dehumidifiers did not have water in the lines. Kitchen read 49 and the bathroom 52. I ran the RO until the stream nearly stopped. There is one spot on the ceiling in the guest bedroom, reported previously has not gotten worse. Plants out back have lost their most of their leaves, could they have been inadvertently sprayed with weed killer possibly, reported previously.
10/5/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously. Spot on the wall in the office/den has not gotten any worse. Palm fronds mentioned last service call have been removed.
10/5/24: Disconnected the battery maintainers & air dryer from the vehicle & golf cart then carefully moved them over to to Schranks garage parking space in #1001 in preparation for garage floor painting. I made sure to let the vehicle warm up before driving it & put the golf cart back in tow mode after parking it photos below. I put the battery chargers etc in the garage storage room for now. I had to remove all of the rugs that were underneath the vehicle & golf cart as they were really dirty & still soaking wet. I put the keys to the vehicle & golf cart back inside the residence on the kitchen counter when finished. I made sure everything was closed & locked up before leaving.
10/5/24: Disconnected all battery maintainers & air dryers from both cars & carefully moved them over to the Schutts garage in preparation for garage floor painting photos below. I made sure to let both cars warm up before driving them. I had to rearrange the Schutts vehicle to accommodate both cars & I left the key fobs on the Schutts kitchen counter for now. I put all the battery maintainers & air dryers in the garage storage room. I had to remove all of the rugs that were underneath the cars & golf cart as they were really dirty & still soaking wet. The large rug had to be cut into several pieces to be thrown out. I was able to temporarily park the golf cart in the #10 building next to Betts vehicle & golf cart from #2902. I put the golf cart in tow mode & put the key on the kitchen counter in #2903. I made sure everything was closed & locked up before leaving.
10/5/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water. The ceiling spots report previously appear to be the same.
10/5/24: There appears to be no change in the spots under the window sills when compared to past photos.
10/5/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I brought the mail inside and it is on the island. I am putting up the hurricane wind screens on the windows.
10/5/24: I raised and lowered the hurricane screens. I started the SUV and it idled during the service call. Sandbags are in the same location as when you first placed them.
10/4/24: Drive by post storm check. Started the car & let it idle while checking the residence. Everything was ok with the car & storage room. Both were dry. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings. Made sure everything was locked up when leaving.
10/4/24: I did not see any new water stains on the ceilings & the garage was dry. A section of Hardie board siding on the right side of the house that the satellite dish is connected to is cracked. Client will repair when they return. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
10/4/24: I did not see any water stains on the ceilings & the garage was dry. The tag on the car is expired. Client will address. Excessive weeds are growing in the front landscape beds. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence. The garbage disposal in the kitchen sink is tagged for being broken. Client can repair when they return. Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
10/4/24: There is browning in the yard that no longer seems to be improving. I sprayed the weeds on the lanai. The past two or three service calls each toilet had mold growth in them, photos below. I used toilet cleaner the last two times which didn’t seem to remedy this situation, so this time I’ve poured a few ounces of bleach in each. I think it’s caused by running the humidistat. The system does run and it does cool as I’ve checked it with my hydrometers and temperature gauge. I have also lowered the humidity setting to 45 from 50 to see if this helps.
10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence & the garage was dry. Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence & the garage was dry. Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
